Since the beginning of the year in Moscow, housing has fallen most of all in the Tagansky district

On the secondary housing market in Moscow in February there was a revival. The number of purchase and sale transactions increased by almost 40% compared to January. Meanwhile, residential real estate in the capital continues to become cheaper.

In February, about 10.7 thousand housing purchase and sale transactions were registered on the secondary housing market in Moscow. This is almost 40% more than in January 2023, although, on the other hand, it is 20.3% less than in February last year, the capital’s Rosreestr reported.

The increase in the number of transactions compared to January is quite understandable – during the long New Year holidays, few people are engaged in the purchase and sale of real estate. But the growing activity of sellers and buyers is explained by other reasons – housing in the capital continues to become cheaper.

Since the beginning of 2023 in Moscow, the price per square meter in the secondary housing market has decreased by an average of 1.2%. Top 10 districts of the capital, in which secondary housing prices fell the most during this period, presented telegram channel “District Analytics of Moscow” with reference to the data of the real estate agency Est-a-Tet.

  10. Beskudnikovsky (SAO) -1.6% (280.8 thousand rubles)

It should also be remembered that prices are calculated without taking into account elite housing, since the cost of a “square” in this segment is significantly higher than the average.
