You can rent an apartment in Moscow for 26 thousand rubles a month

The end of August and the beginning of September is a traditional time of increased demand for apartment rentals in Moscow. According to real estate market participants, even now the demand for rental housing in the capital has increased by 26% compared to June, but the number of offers, on the contrary, has decreased by more than 20%. Moskovskaya Pravda discussed with market experts where and for how much it is now possible to rent an apartment in the capital.

The most popular among tenants are one-room and two-room apartments in the economy class segment with good transport accessibility. In August and September, they are most often rented by students who have entered Moscow universities, and seasonal workers who, with the end of the summer season, come to the capital to earn money. Also among the tenants of apartments in Moscow are young residents of the capital who want to move out from their parents, those who earn money by renting their more expensive apartment, city residents who have sold their housing and invested in the construction of a new one, but for now are forced to use a rented apartment.

At the same time, according to experts, there is now a trend towards an increase in demand for cheaper rental housing among the last categories of tenants.

“If last year many people tried to improve their living conditions and could afford to move from super-economy category housing to better and more expensive ones, today we see the opposite phenomenon. At the same time, tenants are quite choosy – they have a choice, and they make claims even to low-budget options (in relation to the quality of furniture, household appliances, repairs, etc.). Also, tenants insist on impressive discounts – from 10%, ”the analytical website of the real estate market IRN.ru quotes Oksana Polyakova, deputy director of the INCOM-Nedvizhimost apartment rental department.

Meanwhile, the increased demand for economy-class apartments inevitably leads to higher rental prices in this segment. According to experts, in September, the cost of renting in economy-class apartments may increase by 10-20%.

What is happening in the rental real estate market now?

According to INCOM-Nedvizhimost, today the average cost of renting a one-room apartment located within the old boundaries of Moscow is 44,000 rubles, two-room flats are rented at an average of 60 thousand rubles, and three rubles – for 85 thousand rubles. The cheapest housing within the boundaries of the “old” Moscow can be found in the districts of Golyanovo, Biryulyovo Zapadnoye and Losinoostrovsky.

But the experts of the Domclick analytical center from Sberbank analyzed the average cost of rental housing in Moscow, taking into account its current borders. The results of the study showed that the cheapest apartments can be rented in the Troitsky administrative district. In the settlements of Novofedorovskoye, Klenovskoye, Shchapovskoye, Voronovskoye and Pervomayskoye, the price per square meter of rent is from 568 rubles. A “kopeck piece” with an area of ​​​​about 60 square meters. meters can be rented for 36 thousand rubles a month.

The next in the ranking of districts with the cheapest apartments offered for rent is the Vnukovo district of the Western District of Moscow. Apartments here are offered to rent at a price of 575 rubles per “square”. The average price of apartments with an area of ​​​​about 70 square meters. meters – 40 thousand rubles per month.

It is inexpensive to rent an apartment in Zelenograd. The cheapest areas in this district are Matushkino and Staroe Kryukovo. Price per square meter – from 605 rubles. According to the Domclick analytical center, renting an apartment with an area of ​​about 55 sq. meters can be for 34 thousand rubles a month.

In the Novomoskovsky District, the rating of areas with the most inexpensive housing for rent is headed by Shcherbinka. Apartments here are rented at a price of 673 rubles per “square”. So an apartment with an area of ​​​​a little more than 50 square meters. meters can be rented for 35 thousand rubles a month.

Among the areas with the lowest cost of rental housing within the Moscow Ring Road, Domklik experts noted not only Biryulyovo Zapadnoye, but also Biryulyovo Vostochnoye, as well as Brateevo, Bibirevo, Veshnyaki, Vykhino-Zhulebino, Altufevsky, Ivanovskoye, East Degunino and East Izmailovo. The price for renting a square meter in these areas starts from 857 rubles. Rent an apartment of 40 sq. meters can be for 35 thousand rubles a month.

As for the most expensive districts of the capital, their list has remained unchanged for many years. These are Arbat, Khamovniki, Zamoskvorechye, Yakimanka, Meshchansky, Tverskoy and Presnensky districts. The cost of rental housing here is an average of 2250 rubles per square meter. However, in these areas, if desired, you can find more or less budget housing for rent. So, according to the CIAN company, now in the Presnensky district for 50 thousand rubles a month a two-room apartment with an area of ​​37.9 square meters is offered for rent. meters on the 1st floor of a 12-storey building. And apartments on the 4th floor of a 4-storey building with an area of ​​30 sq. meters in the Tverskoy district can be rented for 52 thousand rubles a month.

But the cheapest “odnushka”, which is in the CYAN database, is located in the Nagorny district. Apartment of 32 sq. meter is located on the 2nd floor of a 9-storey building and is rented for 26 thousand rubles a month.

However, those who want to rent an apartment in Moscow in the near future should hurry up. After all, as we have already reported above, rental prices in the capital will continue to grow.
