The house of the architect Blokhin was renovated on Mantulinskaya street

A residential building from the beginning of the 20th century was renovated on Mantulinskaya Street in Moscow. The building was erected in 1926 according to the project of architect B. Blokhin for workers and employees of nearby enterprises. This century-old house is an example of rational constructivism. The symmetrical facades are vertically separated by spades and horizontal interstorey belts at the level of the 4th and 5th floors. There is a crowning cornice along the perimeter of the building. Each of the 5 sections is completed by a mezzanine.

As the press service of the Capital Repair Fund of Moscow told, in the house at 12 Mantulinskaya Street, a comprehensive overhaul was completed – the facade, roof, porches, basements were put in order, and engineering communications were reconstructed.

“Overhaul of house number 12 on Mantulinskaya street is a difficult, but very interesting task that we faced. Of greatest interest were the works on the restoration of the facade of the first half of the 20th century. Had along with the restoration of the facade structure, painstakingly preserve the historical portrait at home. The craftsmen created a unique project for the work, selected high-quality domestic materials and technologies. The overhaul of the facade was carried out carefully, in stages. Result –a house with almost a century of history seemed to come to life, ”said Vladimir Kozhichenkov, Deputy General Director of the FKR Moscow.

The overhaul of the facade included a whole range of works. At the first stage, the planes of the walls were washed and cleared of impurities. Then the wet spots were treated with a special antifungal compound. After that, the facade was painted according to the historical color scheme.

“It is important to note that the historical color scheme has been preserved. At the next stage, architectural decorative elements were carefully preserved. We used advanced technologies and materials in order to carry out additional fragmentation in places of loss with maximum accuracy, ”the press service of the FCR noted.

During the repair of the roof, the lathing and roofing were replaced, as well as the truss system, which received significant wear. Wooden elements were treated with a fire-retardant composition that prevents the occurrence of a fire. The temperature and humidity regime was leveled with the help of modern heat-insulating boards.

A group of young architects worked on the architecture of the so-called workers’ settlement Nizhnyaya Presnya, who were faced with the task of creating a residential area of ​​the new time. As a result, 8 residential quarters were formed. The builders took into account a lot of parameters, including the “wind rose” and insolation.

The Moscow Capital Improvement Program is one of the largest housing modernization projects not only in Russia, but in the world. The program includes more than 28,500 houses with a total area of ​​more than 275 million square meters. m, in which it is planned to repair more than 355 thousand engineering systems and structural elements of buildings and replace more than 115 thousand elevators.

To clarify the timing and types of work under the overhaul program, so-called short-term implementation plans are drawn up. The plan for 2021-2023 includes 4,437 houses in the capital with a total area of ​​34.2 million square meters. B 2023 renovation will start at 2.3 thousand houses.
