Repair of the facade of a panel house on Korneichuk Street was carried out using the latest technologies

For the overhaul of the facades of panel houses, lined with small-sized tiles, a special restoration method was developed. It allows not only to recreate the original appearance of the building, but also to make a residential building energy efficient.

In the fall of 2022, the overhaul of a nine-story panel building on Korneichuk Street in the Bibirevo metropolitan area was completed. House No. 48 was erected in 1976 according to a standard project. The building has a simple plan. The plasticity of the facade is emphasized by the rhythmic rows of concave balconies.

“To restore facades of this type, the FKR of Moscow has developed a special technology using polymer-cement mixtures on reinforcing meshes. This advanced approach makes it possible to give typical prefabricated houses lined with small-sized ceramic tiles a second life,” said the press service of the Capital Repair Fund of the city of Moscow.

First of all, we cleaned the panels from dirt, beat off the baying tiles and puttied the formed voids. After that, the facades were washed.

Then the workers applied layers of modern polymer-cement mixtures on reinforcing meshes, as well as special adhesive compositions to increase the strength of the material. At the final stage, the interpanel seams were caulked and sealed. The metal elements in the seams were coated with an anti-corrosion compound.

Upon completion of these works, a protective and decorative layer of plaster was applied.

“This advanced façade renovation technology allows the use of vibrant colorants that create a truly new, modern and fresh portrait of the capital. It is also important to note that this new technology is durable and efficient: it makes old prefabricated houses warm, energy efficient,” the FCR noted.

The Moscow Capital Improvement Program is one of the largest housing modernization projects not only in Russia, but in the world. The program includes more than 28,500 houses with a total area of ​​more than 275 million square meters. m., in which it is planned to repair more than 355 thousand engineering systems and structural elements of buildings and replace more than 112 thousand elevators.

To clarify the timing and types of work under the overhaul program, so-called short-term implementation plans are drawn up. The plan for 2021–2023 includes 4,437 houses in the capital with a total area of ​​34.2 million square meters. In 2022, repairs are taking place in 1.7 thousand houses.
