The Moscow real estate of singer Alla Pugacheva and her husband, showman Maxim Galkin (included in the register of foreign agents of the Ministry of Justice of the Russian Federation) cannot be sold for 1 billion rubles, a number of experts believe. According to the site KP.RU, experts believe that this medieval-style mansion is not easy to sell. The interlocutors of the publication called three factors that prevent, in their opinion, to find a buyer.
The first is considered to be the lack of infrastructure. Thus, experts say that wealthy buyers prefer to purchase residential property in elite suburban villages with a closed area and security. Pugacheva’s mansion is located in an ordinary village and is guarded only by its own security guards. “Next to the castle, there are houses of ordinary people and no security, and no elite infrastructure…” – says the publication “KP”.
The second point is high maintenance costs, including utility bills, taxes on a house and a plot of 2 hectares, maintenance of the engineering systems of the “castle”, in fact, payment for security services. The publication says that this object can require up to 1 million rubles of investments every month.
The third reason for the alleged illiquidity of the house is its specific architecture and interior, which not everyone will appreciate.
Real estate expert Arina Lats told KP that she estimates the probability that someone will buy this house now is 10%. Also, the interlocutor of the publication said that if in the spring the house was estimated at 1 to 10 billion rubles, now, in her opinion, the price will not exceed 500-600 million rubles.
