Prices for apartments in Moscow: there are fewer offers

In January, the traditional calm reigned in the real estate market of Moscow and the Moscow region. Both sellers and buyers preferred to rest, postponing the conclusion of transactions until better times.

The only significant trend in January in the secondary housing market in Moscow and the Moscow region is the experts of the analytical center “Indicators of the real estate market IRN.RU” called a significant reduction in supply. True, this did not happen due to increased demand, but rather because sellers, for whom it is more important to get an adequate, in their opinion, price for their property, and not a quick sale period, have preferred to remove their apartments from real estate bases for the time being.

In any case, the prices for secondary housing in Moscow and in the Moscow region in January practically marked time. And even slightly increased in price housing in two metropolitan districts – the South-West by 0.4% and the North-West by 0.3% – did not affect the overall picture.

Yes, according to the think tank www.irn.ruaccording to the results of January, the average cost per square meter in “old” Moscow amounted to 251,600 rubles, having increased by 0.1% compared to December last year.

And the average price of a “square” in the TiNAO and the Moscow region decreased by the same 0.1% and amounted to 196,000 and 150,600 rubles per square meter, respectively.

According to experts, the January lull and the decrease in supply volumes are unlikely to lead to the result that sellers who have withdrawn apartments from sale are hoping for. Taking into account the overabundance of proposals in the market of new buildings, there are no prerequisites for rising prices for secondary real estate now. On the contrary, most likely, in March, the decline in the average cost of a “square” in the Moscow region will continue.
