Demand for shared rentals has increased in Moscow. Such applications in the fall of 2024 were one third more than a year ago, according to a study by Inkom-Real Estate. Against the backdrop of a shortage of offers, clients are increasingly ready for the neighborhood. A similar trend can be seen not only in the economy segment. As Kommersant FM found out, due to high demand, apartments are now being split up by both luxury and business class real estate owners. How much can you earn from this? And what is interesting about collective rental of expensive real estate? Aelita Kurmukova found out.

From joint tenancy, everyone benefits – both the tenant and the owner. The tenant can save money, but is not always guided by this. And the property owner can quickly rent out multi-room housing, and not suddenly be left without income if someone suddenly moves out.

According to Inkom-Real Estate, in the fall of 2023, the number of three and four-room apartments transferred for joint rent increased by 21%. In the economy segment, the contract is often drawn up for the responsible tenant, and the rest are designated as residents, adds the head of Cyan. Analysts” Alexey Popov:

“Renting an apartment room by room is usually 15-20% more profitable. But there are owners who rent out housing to numerous representatives of other countries.

In this case, the owners of the living space receive one and a half to two times more, but problems for the owner from such a transaction cannot be ruled out.”

Shared rentals are not just about the economy segment. Owners of luxury housing are also splitting up multi-room apartments. It is filmed by young office workers and creative intelligentsia. One room can be rented for a year, another – daily, but within the same company. And in this case, a separate agreement is concluded with each client, adds Vladimir Rodionov, head of the “Rent” department of Apple Real Estate:

“An apartment with more than two rooms is modified through home staging. In some cases, separate wet areas are being built and put on the market as an alternative. Owners often use the services of management companies and transfer their apartment to them, without caring that the tenant will change frequently.

The cost of renting a three-room apartment in poor condition, but in the center, can start from 150-200 thousand rubles. And by retaking it, you can get income in some cases three times more.

Now, given the shortage of supply on the market, such studios in the area of ​​Malaya Bronnaya and Bolshoy Kozikhinsky Lane start from 60-70 thousand rubles.”

The waiting list for a joint tenancy can be up to several months long. The most popular locations are located next to art clusters: Winzavod, Artplay, Red October. They live and work in such spaces, saving, for example, on renting studios: asceticism, loft decoration and high ceilings allow, in modern terms, to create content without leaving home.

But you can find similar options and cheaper, directly from the owners. And save, for example, on agent fees and deposits. Message boards are now more often scrolled not on Cyan, but on social networks and Telegram channels. Previously, relocants were rented out there, now those who remain in Moscow, shares the founder of the Flats for Friends project, Marfa Nekrasova:

“Lately there have been more posts about finding housing. Prices have increased by about 30%. It happens that they write that if you and I have mutual friends, we can talk about a discount. Nobody wants to give more than 10%.

Usually they are looking for a long term, for a year or 11 months. Many rent in such a way as not to register the contract. However, some come to Moscow for some short-term project, then they are looking for a month, three. But such posts are paid.”

More often, of course, such channels operate free of charge. And if they charge a subscription fee, it is only for urgency, the opportunity to find and rent housing outside Moscow, and for a high rental rate. And they are now monetizing their real estate in Moscow even during the vacation period.
