Last year, 15 Moscow cultural heritage buildings underwent major repairs and restoration. Residential buildings, which are architectural monuments, have found a new life.

The work was carried out under the regional program for the overhaul of apartment buildings, which was financed from the city budget.

“Moscow is implementing the largest housing renovation program in Russia,” said Mayor Sergei Sobyanin. – Every year we put in order the houses in which about 750 thousand Muscovites live. Among them there are memorial houses that require not only the usual overhaul, but also complex and painstaking restoration. Residents of these houses do not pay for it, all additional costs are covered by the Moscow government. Last year alone, we carried out a thorough restoration of 15 residential buildings that are architectural monuments.

The city provides special grants for the restoration of multi-family buildings, which are recognized as cultural heritage sites and have complex architectural elements. It requires painstaking work of specialists on each such building, an individual approach and careful preparation in order to preserve all the features of historical interest to the maximum. The co-financing program for the overhaul of monumental residential buildings makes it possible to restore their original appearance.

The houses on Ostozhenka and Volkhonka streets, in Starokonyushenny Lane are the most “fresh” objects. In particular, a large amount of work has been carried out to restore the entrances to the Golubitskaya apartment building on Ostozhenka Street (building 42/2). Historical steps, balusters of complex shape, stucco molding on the ceiling and walls, and complex covering of the dome were restored here.

House 33 in Starokonyushenny Lane has found its original color. Now the building, as before, has a sand-beige and dark beige hue. In addition, specialists restored and re-fragmented the stucco elements.

Particular attention was paid to the restoration of the architectural elements of house 9, building 1 on Volkhonka Street. Here, a profiled crowning cornice, a figured attic with a stucco cartouche, framed window architraves with stucco sandriks and keystones were restored.

One of the most interesting objects of restoration in 2022 was the apartment building with the hotel Ya.M. Tolstoy (house 29 on Arbat street). The complex architectural decoration of the facade of the historic building has been restored. The residential building is made in the Art Nouveau architectural style, which is distinguished by smooth lines and the presence of floral motifs in the decor.

Work was carried out both outside and inside the buildings. At all facilities, not only facades and roofs were put in order, but also engineering systems. They also restored the railings of the stairs and steps in the entrances, repaired the walls and ceilings, and recreated the historical fittings.

Cultural heritage sites are now being repaired using modern technologies, including BIM modeling and laser scanning. Thus, specialists create a digital model of the building, then identify the volume of losses as accurately as possible using the laser scanning method. The missing pieces of stucco are recreated using 3D modeling. By the way, during the restoration, materials and equipment of domestic production are used.

A number of Moscow historical buildings, due to the complex architectural decoration, require restoration, which is why the program for co-financing the overhaul of memorial houses was adopted. Thanks to the subsidy, specialists have the opportunity to restore the most complex architectural elements, including stucco decoration, drawn cornices, bas-reliefs, stained-glass window fillings, and artistic railings for balconies and parapets.

At the same time, all organizations carrying out these works must have a mandatory license from the Ministry of Culture of the Russian Federation. Specialists of the Department of Cultural Heritage of Moscow carefully control the overhaul of buildings.
