Experts analyzed the reasons for the relatively low cost of new buildings in certain areas of Moscow. There were no serious discoveries. Mostly affordable apartments are located either outside the Moscow Ring Road, or in areas that are disadvantaged in terms of ecology and social status – with a high crime rate and migrant communities. Sometimes several factors coincide at once.

First, about the areas with the lowest cost per square meter.

The lowest price per square meter was recorded in Nekrasovka – 145 thousand rubles. Another thing is that the average area of ​​an apartment with such a price is quite decent – 116 square meters, so housing will cost 16-17 million rubles. But in general, if we consider this area without taking into account Zelenograd, it has long remained the most affordable on the primary market. “Cheloveyniki” with their high density of buildings, distance from the capital, poor provision of social services, high percentage of migrants – all these factors make the destination unclaimed.

Second place is occupied by Old Kryukovo: its indicator is 197 thousand rubles per square meter. This is a district of the Zelenograd administrative district, which is located many kilometers from the main part of Moscow. However, it is popular due to the fact that when purchasing real estate, buyers receive all the privileges available to residents of the capital, including registration, reduced prices for housing and communal services and full social services. Apartments in new buildings here are not as huge as in Nekrasovka. The average square footage of housing is 58 square meters, the average cost is 11 million rubles.

Kapotnya closes the top three, with a square meter valued at 213 thousand rubles. The area is traditionally considered the most environmentally unfavorable in the capital due to its proximity to the residential buildings of the oil refinery. Nevertheless, developers are not shy about building apartments of a very decent size: on average, 73 square meters. Due to the inflated footage, it will not be possible to become the owner of housing in Kapotny’s new buildings for less than 15 million rubles.

The top 5 included the Bibirevo and Biryulyovo-Zapadnoye districts – 214.7 thousand rubles and 215.6 thousand per square meter, respectively. In the first of them, only one complex is sold, which belongs to apartments (you can meet 8 million for a 37-meter lot), and the relatively low price level in the second (11.5 million for a 54-meter apartment) is due to poor transport infrastructure and significant distance from the city center.

As for the availability of new buildings at the cost of apartments, their main advantage is their small square footage, due to which the overall price seems low. The square meter itself is by no means cheap.

Analysts found the most affordable lot in the Kuzminki area. Apartment with an area of ​​17.7 sq. m in a new building costs 6.2 million rubles (352 thousand rubles per “square” – 2.5 times more than in Nekrasovka). Kuzminki is an established “dormitory” area with all the infrastructure. Due to the dense development, there is no land for the construction of new housing. There is one project presented in the area that involves the reconstruction of an old building.

The second place is occupied by the Kosino-Ukhtomsky district – where the average cost of an apartment in a new building reaches 7.2 million rubles (267 thousand rubles per square meter), and another district of Zelenograd – Silino, with a budget of 8 million rubles (297 thousand) takes bronze. thousand rubles per square meter).

– In the presented locations, projects of the mass segment are mainly exhibited, the share of clients of which significantly exceeds the audience of other classes.
