DOM.RF experts spoke about the main trends in market development in the Ural Federal District and the mechanisms that stimulate the construction of housing and infrastructure, and also outlined further plans for 2024 and gave forecasts for the industry.

More than a million square meters of new housing

As the press service of the state company reported, since the beginning of the year, with the participation of DOM.RF, 1.1 million square meters have been commissioned in the Urals. m of housing. New residential complexes have grown in the Sverdlovsk, Tyumen and Chelyabinsk regions, as well as in the Khanty-Mansiysk and Yamalo-Nenets Autonomous Okrug.

As a result, in recent years, modern, comfortable, spacious neighborhoods have appeared in the cities of the Urals, meeting the highest demands, standards and requirements,” said Managing Director of DOM.RF Anatoly Azizov during the online conference “Development of housing construction in the Urals Federal District.” In addition, large development projects with the company’s participation continue to develop in the Urals Federal District.

Growth of housing under construction in the region: in the trends of individual housing construction

According to company analysts, today more than 10 million square meters are being built in the Urals Federal District. meters of housing, and over the year the portfolio grew by 20%, while in Russia this figure is 6%.

“Since the beginning of 2023, construction of more than 5 million square meters has begun in the Urals. meters of multi-apartment housing – 1.5 times more than in the same period last year. At the same time, almost 70% of construction is concentrated in Yekaterinburg and Tyumen,” noted Maria Zholobova, head of the research department in the housing sector of the Analytical Center DOM.RF.

Regional developers have almost completed the implementation of the project financing mechanism. Today, 99% of multifamily housing is built using escrow accounts. Also in the Urals, the individual housing construction market continues to develop. From the company’s press release it follows that over the 11 months of the year, 30 thousand private houses with an area of ​​3.9 million square meters were built. m.

Among other things, an increase in the issuance of mortgages has been recorded in the region. Over 10 months, residents issued about 200 thousand loans worth 659 billion, exceeding last year’s figure by 66%. Company analysts call preferential programs the main drivers of growth.

Active development of the Urals infrastructure

The press service of DOM.RF also reported that infrastructure bonds allow the construction of new engineering, social and transport facilities in the Urals. At the end of the year, more than 11 billion rubles were allocated for these purposes.

“DOM.RF infrastructure bonds are designed to stimulate housing construction and improve the quality of the environment. The regions of the Urals were among the first to use the capabilities of this mechanism and were among the pilots, and thanks to this, more than 2,000 families have already been able to improve their living conditions. In the future, we expect that the implementation of approved projects in the Urals Federal District will ensure the commissioning of 2.1 million square meters. m of housing,” summarized Oksana Kharchenko, deputy director of the Infrastructure Bonds division of DOM.RF. Today the state-owned company is leading eight infrastructure projects in the Urals.
