April is one of the most difficult months from the point of view of housing and communal services: depending on the weather, residential buildings can be either too cold or too hot. On social networks this year, residents of the capital complain about the “pulsating” operation of the batteries: the heating sometimes turns off completely, but after complaints on the city portal the situation is corrected. A heating engineer who worked in heating and management companies in the capital explained to MK why this happens.

In April, as in October, the number of zero crossings – when “minus” is replaced by “plus” – breaks records in Moscow. And daytime temperatures sometimes significantly exceed +10 degrees. This is a time of headaches for both resource supply organizations and management companies. The failures, according to MK’s interlocutor, who worked in both links of this supply chain, reveal weak points in the heat supply and are quite natural.

“Let’s start with the fact that at the entrance to a particular house there is a boundary between the competence of the resource supply organization and the management company,” the engineer explained. – Sometimes specialists have to solve problems that arise together, but most often it is the “Dwellers” who are to blame. For energy workers, turning off a home is a disaster in terms of consequences: the contract with the Moscow government implies that heat must be supplied uninterruptedly, otherwise very strict sanctions will follow.

Upon entering the house, the hot coolant enters the so-called elevator unit, where the pressure and circulation of the liquid are regulated, noted MK’s interlocutor. This is where malfunctions most often occur, which can result in a temporary shutdown of the batteries in the house.

“Zhilishchnikov’s control equipment is not always in optimal condition, and to this is added the problem of personnel qualifications,” the engineer noted. – As a result, there are such incidents: for example, when I was an employee of a heating supply company, I saw from the instruments that in one of the houses, instead of the standard 60 degrees, the coolant had a temperature of only 24 degrees. It turned out that the Zhilishchnik engineer incorrectly adjusted the elevator unit and “laid down” the house.

Such adjustments may, among other things, be a consequence of attempts to satisfy the complaints of residents of the house, the expert added. If there are numerous applications and requests to reduce the heating of the batteries, Zhilishchnikov engineers can begin to adjust the equipment – which will lead to failures up to and including shutting off the heat.

Let us remind you that traditionally the heating season ends in Moscow at the same time – after the average daily temperature remains at least 8 degrees for five days. This “inflexibility” of the system is associated with the large scale of thermal management associated with urban energy.
