On the eve of Student’s Day (January 25), analysts estimated how much real estate near popular metropolitan universities in the territory of “old” Moscow would cost. The study included eight Moscow higher educational institutions located in six districts. It turned out that the more prestigious the university, the more expensive the housing in its surroundings.

Lomonosov Moscow State University (MSU) and Moscow State Institute of International Relations (MGIMO) are two of the most prestigious universities not only in Moscow, but throughout Russia. Future students and their parents can find housing closest to universities in Ramenki, where there are seven new business-class buildings and five in the premium segment.

According to NDV Supermarket Real Estate, the average price per square meter in apartments in the region is 685 thousand rubles (and apartments themselves – 60 million rubles), in apartments – 427 thousand (26 million). The high cost is not least due to the large footage of housing.

The minimum budget for purchasing an apartment in Ramenki starts from 12.7 million rubles. But such a proposal is only relevant for students who are just starting to chew on the granite of science and are ready to spend their student life in a dormitory. The fact is that for this price, which is by no means small, you can, at best, buy an unfinished studio with an area of ​​22.6 square meters in a new building with a completion date of 2026.

Prices for apartments start from 16 million rubles. This is exactly the amount that a one-room lot without finishing with an area of ​​39 square meters will cost in a residential complex under construction with a completion date of two years.

But what can students expect from two other universities that have been leading the rankings of the best educational institutions for many years – the Higher School of Economics and the Bauman Moscow State Technical University (MSTU)? In the Basmanny district there are four new business class buildings for sale, one is premium class. In addition, there is an offer of luxury housing: 22 apartments.

On average, a square meter of apartments will cost less than MGIMO – 445 thousand rubles, but in apartments it will be much more expensive: 830 thousand. The average price of an apartment in this area is 29 million, apartments – 80 million rubles.

The minimum cost of housing in the Basmanny district is approximately the same as in Ramenki: 12 million rubles. And, just like in Ramenki, we are talking about real estate under construction – an unfinished studio with an area of ​​22.2 square meters with a commissioning date at the end of 2025.

Future students of the Peoples’ Friendship University of Russia (RUDN), who plan to live in their own apartment and do not want to spend a lot of time on the road to study, can find suitable housing in the Obruchevsky district.

Primary real estate in the area is represented only by apartments in three new business-class buildings. The average cost per square meter is 463 thousand rubles, with the price of an apartment being 31.2 million. The most budget option for purchasing not far from RUDN University is an unfinished studio with an area of ​​22.9 square meters for 13 million rubles per square meter in a completed new building.

The Russian Academy of National Economy and Public Administration (RANEPA) and the Russian Technological University (formerly the Moscow Institute of Radio Engineering, Electronics and Automation, MIREA) are two more leaders in the rankings of metropolitan universities, where many high school students dream of enrolling. The buildings of these educational institutions are located in two districts.

In Troparevo-Nikulin, the primary real estate market offers 15 apartments and 324 apartments in two mass-segment projects and one new business-class building. The average price per square meter in apartments is 517 thousand rubles, in apartments – 297 thousand.

Buying an apartment will not be cheap: prices start at 24 million. For this price you can buy a “euro-bedroom apartment” without finishing with an area of ​​47.4 square meters in a house with a completion date in the first quarter of 2024. The budget for purchasing apartments is lower: the minimum price is 5.4 million rubles for a furnished studio with an area of ​​20.3 square meters and a construction completion date in the second quarter of next year.

On the market of new buildings in Ochakovo-Matveevsky, the choice is richer: nine new buildings in the mass segment with relatively affordable (compared to the above-mentioned proposals) housing and two in business class.

The average cost per square meter of apartments in the area is 410 thousand rubles (the apartment itself can be bought for 19 million), apartments – 396 thousand rubles (since the apartments are larger, they will cost 24.5 million).

However, there are also cheaper options. The price of the most affordable apartment, including finishing, is 8.6 million rubles. This is exactly the amount a studio with an area of ​​20 square meters will cost, due for completion at the end of 2024. The cost of apartments is higher: the minimum price is 13.5 million rubles. With this budget, you can purchase a pre-finished studio with an area of ​​35 square meters in an already built house.

The list of top universities in Moscow is completed by the Financial University under the Government of the Russian Federation. The educational institution is located in the Khoroshevsky district, where among the new buildings there are five business-class residential complexes, two in the mass segment, and one in the premium class. The average price per square meter in apartments is 624 thousand, in apartments – 383 thousand rubles. The minimum price of housing in the Khoroshevsky district, where the university is located, is 10.8 million rubles. This is the cost of a pre-finished studio with an area of ​​20 square meters and a completion date of the end of 2026.

The connection between the elitism of a university and the price of housing nearby is usually strong. If a university has a high ranking and a good reputation, students (as well as their parents) are interested in living nearby. There are two factors that one way or another lead to an increase in demand for real estate near the university. The first is the high demand for apartment rentals (at current prices, even wealthy Russians are not always able to buy housing for their child in the year of admission). The second is the student’s getting used to living near the university (even on campus). Both invariably increase the cost of housing, as evidenced by the study, experts conclude.
