Overhaul of the facade of the house of Rosenfeld and Izvekov was completed on Kutuzovsky Prospekt

Specialists of the Overhaul Fund have completed work on updating the facade of a historic building on Kutuzovsky Prospekt. House number 22 is decorated with magnificent architectural decoration and lined with several types of materials, and the total area of ​​facades is 20,000 square meters.

The residential building was erected by famous architects Z. M. Rosenfeld and V. V. Izvekov. The project of its construction was implemented in different years, therefore its parts differ from each other and have a different number of floors (six and seven). Construction of a residential building began in 1940, then suspended and continued after the war. The year of completion of construction was 1947. However, in 1963 another one was added to the house. volume, 10 storey. As a result, the building is complex shape in plan, and you can enter the courtyard through the central arch or through the side passage.

“Kutuzovsky Prospekt is the visiting card of the capital. Restoring the portrait of house No. 22 has become an important task for the FKR of Moscow. We have developed a unique project for the work, selected the most suitable materials and equipment. We took into account every, even the smallest, nuance of the object, ”said Vladimir Kozhichenkov, Deputy General Director of the FKR Moscow.

The specialists of the Capital Repair Fund were faced with the task of carefully restoring the historical appearance of the building.

To minimize inconvenience to residents, the renovation of the facade was divided into several stages. Masters first the planes were cleaned from accumulated contaminants, then the cracks formed were repaired. In places where it got wet, the walls were treated with an antifungal compound, which is effective against the formation of mold. In a number of places, work was required to repair the brickwork. Where the façade is made of facing bricks were hydrophobized with a silicone emulsion.

“It is important to note that a lot of work has been done to put the architectural decor in order. The lost fragments were carefully re-fragmented. The crowning cornice, travel arches and collapsing columns. The two-storey arched galleries, entrance portals and granite plinth were put in order. After produced repair of balcony slabs (with replacement of the coating and waterproofing) and fences,” said the press service of the Capital Repair Fund of Moscow.

Then the plaster layer was renewed and the main facades were painted with modern paint on acrylic base.

The entrance groups in the building were repaired and a new drain was installed.

House number 22 was designed in tandem with the neighboring house number 24, which was designed by the architect G. Ya. Wolfenzon. The buildings are arranged symmetrically and form a spectacular architectural ensemble. On the ground floor of the main façade of building No. 22, there are showcases framed by columns with Doric and Corinthian capitals, and entrance groups decorated with granite portals. Rectangular columns with Corinthian capitals are arranged on the balconies of the 7-storey part of the main facade, and on the left, the 7-storey building is completed by arched galleries, each of which occupies two floors at once. Protruding cornice with brackets crowns the facade.

In this house lived Soviet director Alexander Dovzhenko with his wife, actress Yulia Solntseva.

The Moscow Capital Improvement Program is one of the largest housing modernization projects not only in Russia, but in the world. The program includes more than 28,500 houses with a total area of ​​more than 275 million square meters. m, in which it is planned to repair more than 355 thousand engineering systems and structural elements of buildings and replace more than 112 thousand elevators.

To clarify the timing and types of work under the overhaul program, so-called short-term implementation plans are drawn up. For 2021-2023, such a plan has already been approved. It included 4437 houses of the capital with a total area of ​​34.2 million square meters. In 2023, repairs will begin in 2.3 thousand houses.
