Overhaul of old buildings in Moscow sometimes surprises

During the overhaul of the profitable house of the merchant Lobachev, the workers made an interesting find.

In house No. 7/6 on Volkhonka Street, as part of the overhaul program, they plan to repair the basement, replace the old roof, put the facade and entrances of the building in order, and replace engineering systems.

“By the end of 2022, the overhaul of an old residential building located at the address: st. Volkhonka 7/6. The most difficult task facing specialists is to recreate the original beauty of its facade, which is over a century old. The rich architectural decor, which had significant losses, was carefully repaired bit by bit. At the moment, the restoration of the facade and roof is completed. Active work is underway to replace engineering systems. When they come to an end, a house with a hundred-year history will become not only beautiful, but also comfortable to live in,” commented Vladimir Kozhichenkov, Deputy Director General of the FKR Moscow.

Specialists cleared the facade, expanded the seams, repaired the worn brickwork and treated the places of blockage with an antifungal compound. Painting was the final step in the renovation of the façade. At the same time, experts restored the original color of the building.

During the renovation, an old cast-iron iron was found. An unexpected find was waiting for the workers during the repair of the basement. Such irons were made in the 19th century, they were heated on a saw or a gas burner and smoothed things not only due to the effects of high temperatures, but also due to their large weight.

“Residential building No. 7/6 on Volkhonka Street is a bright masterpiece of the capital’s modernist style. Its corner figured bay window looks like a fairy-tale tower and attracts the eyes of passers-by. The complex architectural decor of the central facade is remembered thanks to the unique relief panel above the window with a prehistoric lizard. However, Art Nouveau is characterized by floral motifs, which are also reflected here. The thistle frieze and medallions with vines are very elegant and original. The profitable house of the merchant Lobachev is not only the architectural dominant of the Volkhonka, but also the pearl of the Moscow housing stock,” the department noted.

The profitable house of the merchant Lobachev, who sold meat in Okhotny Ryad, was erected in 1917 according to an individual project in the Art Nouveau style. Its architect was the famous Nikita Lazarev.
