The pearl of Soviet neoclassicism – house number 60A on Leningradsky Prospekt – will be overhauled this year

The building was built 85 years ago (in 1938) designed by architect B. Efimovich and is one of the three houses of the Avtodorozhnik residential complex, where employees of the highway department lived. The satirist writer Grigory Gorin lived in this house. According to his scripts, such well-known films as “The Same Munchausen”, “Formula of Love”, “Say a Word About the Poor Hussar” and others were shot.

In the course of the capital’s housing overhaul program, the roof and basement will be repaired in the house, the facade will be updated and utilities will be replaced.

“It is very important to preserve the masterpieces of architecture of the past. So, in 2023, a comprehensive restoration of house No. 60A on Leningradsky Prospekt, which is the pearl of Soviet neoclassicism, is planned. We will put in order the facade, roof, basements of the object, and also replace the internal engineering systems. In order to restore the appearance of the object with maximum accuracy, we will develop a unique overhaul project that takes into account all the nuances of the house. We will select materials and technologies based on its features. Separately, I note that we will use only domestic products and equipment. High-quality and advanced, ”said Vladimir Kozhichenkov, Deputy General Director of the Capital Repair Fund (FKR) of Moscow.

The masters of the FKR will have to work hard to recreate the historical portrait of the house. The building is U-shaped in plan. The walls of the two lower floors are treated with rustication and highlighted with a more saturated color. The central axis of the main façade is supported by a through arched passage to the courtyard, decorated inside with panels and a coffered ceiling with hexagonal and quadrangular cells. The ends of the facades are formed by trihedral bay windows. The entrance groups of the courtyard façade are marked by porticos with semi-columns and a balustrade; at the level of the 3rd – 4th floor there are portals emphasizing the niches of the loggias. Window openings are decorated with flower beds with authentic lattices, window sill cornices and keystones. Along the perimeter of the building there is a crowning cornice, decorated in the center moduleonami.

Before proceeding with the renewal of the external walls of the building, they will be cleaned and washed from pollution, as well as will perform the beating of sections of the facing layer. Further according to the plan – sealing cracks cement mortar. This modern material will reduce the risk of facade deformations on the walls. After will inflicted effective antifungal protection. Then work will start on conservation architectural elements using modern technologies. The missing elements of decoration will be fragmented with using laser scanning. This technology will accurately determine the amount of losses. The missing stucco molding will be molded using advanced polymer mixtures. After the completion of the complex of works, the facade will be painted.

In addition, it is planned to repair window and door slopes, replace ebbs and entrance doors, repair the basement.

The residential building is scheduled for large-scale roof repair work. Coating will be done first from galvanized steel with the replacement of the crate and the reinforcement of the rafter legs. All wooden elements will be processed fire and bioprotective compositionreducing the risk of fire. Ceilings of the attic space will be insulated with basalt fiber mineral slabs – this modern lightweight material with high energy efficiency.

The Moscow Capital Improvement Program is one of the largest housing modernization projects not only in Russia, but in the world. The program includes more than 28,500 houses with a total area of ​​more than 275 million square meters. m., in which it is planned to repair more than 355 thousand engineering systems and structural elements of buildings and replace more than 112 thousand elevators.

To clarify the timing and types of work under the overhaul program, so-called short-term implementation plans are drawn up. For 2021-2023, such a plan has already been approved. It included 4437 houses of the capital with a total area of ​​34.2 million square meters. In 2023, repairs will begin in 2.3 thousand houses.
