Experts have warned which deals to buy apartments are dangerous in August

There is no numbness on the market for buying and selling apartments, and at least some (albeit sluggish) activity has appeared. And as they say, life is in motion. What steps should be avoided when buying an apartment in a new building, and is it worth selling the “secondary” right now, in August, told “MK” in real estate companies.

– The situation in our market is complex and poorly predictable, but there are certain factors that can be predicted, – said employee of a company offering apartments in new buildings, Alexey Denisov. – So, for example, if you want to buy an apartment in a new residential complex, it’s better to do it now, and I advise you to take it already ready, and not in a house that is only planned to be handed over.

The expert explains that construction companies are now going through hard times. On the one hand, banks are more reluctant to give them loans, on the other hand, those materials that were supplied from abroad either stopped coming at all, or come with delays.

“Therefore, starting from the end of the year, many developers will be forced to delay delivery or, trying to meet the deadline, change high-quality materials for cheaper ones. It is more or less safe to rent an apartment, provided that the house is handed over in the third or fourth quarter of this year (the objects there are already in the final phase, so there is nothing to be afraid of). Well, a later date is already a lottery. If you still want to save money and buy an apartment cheaper, but with a later delivery, when making a deal, write in the contract that your money will be transferred to the developer only after the delivery of the object.

Alexey recommends taking a closer look at new buildings in New Moscow or the nearest suburbs.

– There prices are 2-3 million lower than for Moscow counterparts, and sometimes this difference is even more noticeable, – the specialist explains, – With the advent of new metro and MCD lines, there are no transport problems, however, of course, getting to the center of Moscow from such a new building it will take one and a half times longer than from a residential area within the Moscow Ring Road.

Regarding whether the prices for apartments in new buildings will rise by the end of the year, the opinions of real estate experts are divided. One believes that due to the reduction in the number of proposals, small developers (more dependent on bank loans) will leave the market, there will be fewer proposals, and therefore the price will increase by the beginning of next year. Others parry this: but the solvency of the Russians will fall! In our time, not everyone will dare to get into a mortgage; few people can save up now. In general, willy-nilly, prices, they say, will have to be dropped in order to find at least some buyers.

– And how are things with the second? We asked realtors.

“Demand, although it has decreased, is still there,” she assured employee of one of the major real estate companies Oksana Ilyina. – A tangible decline in prices for secondary housing (and this was previously predicted) now, at the end of summer, is not observed. Some sellers make discounts, but these are those who want to sell their apartment urgently – for example, they leave the country or are about to move to a country house before winter, which has now become a trend. But, on the other hand, there are those who stubbornly hold the bar, and at the same time, we note that such apartments also began to “leave”. Unless, of course, this is not a murdered odnushka in Khrushchev. In fact, we all now live in a new reality, where the demand for apartments is no longer as frantic as before, and at the same time, the incomes of most of the population have decreased. However, neither we nor the sellers are psychologically ready for these realities yet. The real estate market is still rolling by inertia. But, on the other hand, it is not a fact that it will stop. Everything will depend on the political situation in the world and the economic situation in the country.

“Now those who want to rent housing have decreased, but I personally predict that very soon this direction, on the contrary, will be more promising than the sales sector,” believes real estate broker Denis. – The fact is that the bulk of potential buyers are active, accomplished people aged 25-40. They have a stable income and career ambitions. But this age category, unlike pensioners, has no confidence in the future. Many do not see their future in any particular country and are still considering where they will have more prospects – in Russia, in the West, or maybe in Georgia or Kazakhstan. Therefore, they prefer to rent an apartment without investing in their own real estate, the prices of which may then collapse altogether. Nobody knows anything.

– But, if you definitely need to sell an apartment, is it worth it now or leave the idea until better times?

– Yes, you can sell it, but only if the money is invested in something (for example, in other real estate), and not hidden, as they say, in a capsule. What will happen to the ruble-dollar-euro is unclear. True, with the sale, I would advise you to wait at least until the beginning of September. Usually the demand for apartments wakes up after the summer holidays.
