Obviously, almost all Russians will celebrate the upcoming New Year in their native country. Experts expect that the demand for vacation rentals in late December – early January will be unprecedentedly high, even compared to the times of self-isolation. How much can you count on when booking country cottages now, and how will prices change immediately before the holiday?

– Since October, the cost of New Year’s rent will grow every week, comments Irina Dobrokhotova, managing partner of Dombook, chairman of the board of directors of BEST-Novostroy. – The spread of prices in the “New Year’s rent” segment is unusually high, but for the most part quite respectable houses for large companies “specialize” in this type of holiday: their area exceeds 500 square meters, there are always many bedrooms, a large living room, often a pool and other entertainment ( billiard room, sauna, wine cellar, fireplace room, etc.).

As before, renting a house on December 31 – January 3 in the Moscow region will require from 100 thousand to half a million rubles, if you book housing now.

“Even in the pre-pandemic years in November-December, the amount of rent for cottages grew by 2-3 times, and the owners stopped making concessions,” says Pavel Lutsenko, general director of the World of Apartments federal portal. – This year, in connection with the sanctions, the owners of suburban housing will even more dictate their terms.

Due to the inevitable excitement two or three weeks before the holiday, it is possible that there will be no free cottages left in Moscow and neighboring regions at all, believes Elena Mishchenko, head of the urban real estate department at NDV Real Estate Supermarket.

– If you want to rent a suitable house in a beautiful place for the New Year holidays, then, of course, you can already agree and book it now, – the expert recommends. – It should be borne in mind that holiday cottages for holidays are most often rented by the day, and there are not so many of them.

Of course, not all Muscovites choose suburban housing in Central Russia for their New Year’s holidays, some prefer to go to warmer climes – for example, to Sochi, Elena Mishchenko continues. However, the cost of holding the New Year holidays in the Olympic capital-2014 is comparable to the price of a brand new foreign car.

In Sochi, the cost of the most modest apartments and apartments for dates from December 29-30 to January 7-8, even with full payment right now, starts from 20 thousand rubles per day (at other times of the year the price is 2-3 times lower). We are talking about housing not on the first line, not on the second, and not even on the third, but in fairly remote areas of the city or in the villages of Greater Sochi, with an area of ​​​​a maximum of 50 square meters.

As for cottages, their cost is much higher than in the suburbs. For example, renting a 200-meter house in the mountains will cost 200 thousand rubles per day. A private house overlooking the sea in Adler with an area of ​​360 “squares” costs 277 thousand rubles per day. As a rule, the owners of Sochi choirs offer to make an advance payment of 20%, take an insurance deposit of 50 thousand rubles and are reluctant to rent out housing for less than 5 days. In general, it is difficult to meet less than a million.

Most likely, the demand for renting houses in Greater Sochi (and therefore the cost) will increase significantly by the New Year, experts say. And the million that the owners ask the tenants when booking in September will not seem like such a high price. However, according to our interlocutors, even well-to-do Russians are still in no hurry to plan their New Year holidays, fearing a deterioration in the economic situation.

“The logic of people is this: I’d rather overpay for renting a cottage just before the New Year, when I’m sure of my financial viability for the coming months, than give the money now, and after the luxury celebration I’ll lose my job and be left with nothing,” psychologist Lyubov shares his experience Izvarova. – Behind these arguments one can trace confusion, self-doubt, but in modern conditions these human qualities are justified.
