In mid-July, experts recorded an unusual revival in the capital’s rental housing market. The reason for this is the acute shortage of cheap apartments: the demand for economy-class housing is twice the supply. The recent wave of depreciation of the ruble only added to the nervousness of market participants. Where will the tariffs go in August, MK figured it out.

The first wake-up call for potential tenants of Moscow apartments sounded at the beginning of summer. Analysts in June noted an increase in demand by May by 5%. In July, the number of applications with a request to “remove” has noticeably grown compared to the first summer month.

“The main trend of this year in the capital’s rental housing market is the earlier start of the season of high demand against the backdrop of a decrease in the volume of available supply,” Nikita Nalimov, an expert at the Etazhi company, told MK. In his opinion, students and all other visitors decided to take care of finding housing in Moscow early, because they knew that at the end of August it would be very difficult to find housing at an acceptable cost. The most popular types of housing are “odnushki” for one family or “dvushki” necessarily with isolated rooms for shared rent.

“Also this summer, multi-room apartments are in demand. Especially among those who need to wait for the completion of repairs in their apartment or the keys to an apartment in a new building, ”added Yulia Dymova, director of the Est-a-Tet secondary real estate sales office.

According to Oksana Polyakova, deputy director of the apartment rental department at INCOM-Nedvizhimost, in the mass segment, the main request of potential tenants focused on economical options – these are 1-room apartments worth 25-30 thousand rubles. per month. Liquid objects are rented out just a few hours after they appear in advertising. The exposition does not have time to replenish them. “Currently, there is a shortage of cheap housing on the Moscow rental market: the demand for it is twice the supply,” the analyst concluded.

Comfort-class housing, being more expensive, is not popular with mass-market customers – there are 3 vacant apartments in this price category per tenant. Therefore, the exposure period of such objects is on average about two weeks, they are rented with 5-10% discounts, and about 2/3 of transactions are discounted.

According to Polyakova, the top 3 districts of old Moscow (except for ZelAO), where the cheapest apartments were rented out in July, is headed by Vykhino-Zhulebino (South-Eastern Administrative District). For the “odnushka” with a total area of ​​​​39 square meters. m and a kitchen of 9 sq. m on the 5th floor of a panel 12-storey building next to the station. m. “Kotelniki” its owners asked for 25 thousand rubles. per month. The second place in the ranking is taken by Northern Izmailovo (VAO). In the third position is Yuzhnoye Butovo (South-Western Administrative District), where for a 1-room apartment with a total area of ​​36 sq. m with kitchen 9 sq. m, on the 4th floor of a panel 6-storey building, 5 minutes by transport from the station. m. “Buninskaya alley” its owners asked for 28 thousand rubles. per month. Yaroslavsky (SVAO, 29,000 rubles per month) and Kuzminki (South-Eastern Administrative District, 30,000 rubles) are also in the top five most democratic metropolitan areas in terms of rental rates. As always, most inexpensive rental apartments (see table) can be found in the east of the capital.

Usually the high season in the capital’s rental housing market, when rental rates “jump” by 5-15%, begins at the end of August and lasts until the end of September. And sometimes until the end of October. Last year it was interrupted due to mobilization. This year, realtors recorded the start of the high season in mid-July.

As Maria Zhukova, Managing Director of the Miel chain, noted, requests from Chinese citizens appeared this summer. With the opening of borders, Chinese companies and citizens began to return to Moscow. “We are not in contact with individuals, but with companies that are looking for housing for their employees. The average request is an apartment in the price segment of 40–50 thousand per month,” the expert added.

As for the average tariffs, they did not change significantly compared to the beginning of the year. Still, the volume of supply still exceeds demand. Now about 39 thousand lots are on the Moscow market. But the rate of output of new objects has decreased.

According to Yulia Dymova, the average rental rate for a one-room apartment fluctuates around 35,000–40,000 rubles, for a two-room apartment, from 40,000 to 50,000 rubles; “three rubles” – from 52 thousand rubles. and higher. “At the same time, no one excludes bargaining on the spot, but today there is no such trend, tenants are not bargaining today. They see the prices in the ad and take at that price. This, of course, provided that we are talking about liquid objects, where the base price is not too high, ”the analyst explained.

The most expensive offers are concentrated within the Garden Ring. Here, the average cost of renting a 1-room apartment with a modern renovation starts from 90-120 thousand rubles, and a two-room apartment – from 150 thousand rubles.

According to Nikita Nalimov’s forecast, demand will continue to grow actively in August and will peak in September. A decrease in the volume of available supply may lead to an increase in average rental rates by 10-15%. “Additionally, the dynamics of tariffs may be affected by the volatility of the national currency,” added Vladimir Rodionov, head of the “Rent” direction at Apple Real Estate.

“There are still apartments on the rental market that were previously prepared for sale. Now the secondary housing market is doing well, and these apartments may return to sale by autumn, which, together with the high season, will reduce the supply. Any decrease in supply leads to an increase in prices. Still, we do not expect a significant increase in rental rates,” concluded Maria Zhukova.
