Analysts named the most popular Moscow districts among home buyers

Apartment prices in some of them have increased by more than a third over the year

Every year the ranking of metropolitan areas from the point of view of real estate buyers changes. As a rule, the top 10 includes territories located outside the Garden Ring, and some even beyond the Moscow Ring Road. The reasons for this phenomenon are clear: only a few can afford to buy housing in the center of the Russian capital, as well as in the prestigious Krylatskoye or Dorogomilov.

The popularity of the “top” districts of “old” Moscow is mainly due to the large volume of supply, says Dmitry Dolgov, general director of the real estate brokerage agency Dolgov Pro. First of all, we are talking about former industrial zones, which are being actively and comprehensively developed. Somewhere a metro is coming, somewhere new city blocks are being formed, public spaces and shopping centers are appearing.

The first place in the ranking of consumer preferences in 2023 was taken by the Ochakovo-Matveevskoye district (Western Administrative District). It carried out 4.7 thousand transactions – much more than its competitors. Such a significant number, according to Ruslan Syrtsov, managing director of the Metrium company, is explained by the large-scale residential complexes of comfort and business class in the former Ochakovo industrial zone. The most in demand are houses in which furnished apartments are sold. These complexes provide kindergartens, schools, and are located close to metro stations.

The price level in Ochakovo-Matveevsky, according to Bon Ton general director Valeria Tsvetkova, increased by 24-25% over the year. The average cost per square meter of new buildings in the area is 389-406 thousand rubles.

The second position is occupied by the Danilovsky district (Southern Administrative District), where the former industrial zone is also being developed – a huge territory of ZIL. Buyers, who have concluded 3.2 thousand transactions since the beginning of the year, are attracted by the proximity to the center of Moscow and the abundance of embankments, comments Dmitry Dolgov.

Mostly business class projects are being built in Danilovsky. Average prices over the year have increased by 14% and are at the level of 444-511 thousand rubles per square meter.

Lyublino (South-Eastern Administrative District) won the bronze medal: 3.1 thousand transactions. There are two comfort-class residential complexes for sale here. This area is the most affordable for new buildings within the Moscow Ring Road, which has become the main advantage for many buyers when choosing housing. However, Lyublino may lose this advantage. Over the year, as Valeria Tsvetkova notes, apartments here have risen in price by as much as 37%. And now the average cost per square meter is 262-281 thousand rubles.

The top ten rankings included the following districts:

Pokrovskoye-Streshnevo (North-Western District) – 2.9 thousand transactions per year; cost per square meter – 304 thousand rubles;

Western Degunino (Northern District) – 2.8 thousand transactions; cost per square meter – 339 thousand rubles;

Yuzhnoportovy (South-Eastern District) – 2.4 thousand transactions; cost per square meter – 351 thousand rubles;

Khoroshevo-Mnevniki (North-Western District) – 2.3 thousand transactions; cost per square meter – 538 thousand rubles;

Molzhaninovsky (North-Western District) – 2.1 thousand transactions; cost per square meter – 230 thousand rubles;

Nizhny Novgorod (South-Eastern District) – 2 thousand transactions; cost per square meter – 347 thousand rubles;

Solntsevo (Western District) – 1.9 thousand transactions; the cost per square meter is 294 thousand rubles.
