20 cities of the Moscow region with apartment prices up to 100,000 rubles per square meter

Now, in the secondary housing market of the Moscow Region, apartments cheaper than 100,000 rubles per square meter are offered only in 20 cities.

The rating of cities in the Moscow region with budget housing prices was compiled by experts from the analytical center “Indicators of the real estate market IRN.RU”. At the same time, we are talking about the average cost of the proposed housing, so if you wish, you can try to find an apartment at such a price per “square” in other cities of the Moscow region. Although most likely they will not be in the best condition. The average price for apartments in the Moscow region, according to IRN.RU, is now 151,603 rubles per square meter.

So, the apartments with the minimum cost of a “square” in the Moscow region, the experts found in Kashira (120 km from Moscow, if you go along the highway) and Necklace (along the highway – about 130 km from Moscow). Here you can find apartments at a price of 61,400 rubles per square meter. That is, for example, a 31-meter “odnushka” in a five-story building can be bought here for 1.9 million rubles.

This is followed by Shatura (a little over 170 km along the highway from Moscow) and Roshal (about 200 km along the highway) with an average price in the “secondary” of 70,300 rubles per square meter, as well as Volokolamsk (about 120 km from Moscow, if you drive along the highway) – 70,350 rubles per “square”.

In Egoryevsk (127 km along the highway) and Kurovskoye (about 130 km), the average price for housing is 76,140 rubles per square meter. In Voskresensk (about 100 km along the highway) – 79,800 rubles, in Mikhnevo (80 km from the capital) – 84,980 rubles, in Orekhovo-Zuyevo (about 100 km along the highway) and Pavlovsky Posad (74 km along the highway) – 87,300 rubles, in Mozhaisk (112 km), Ruza (124 km) and Tuchkovo (86 km) – 94,400 rubles. In Serpukhov (just over 100 km from Moscow by car) you can buy an apartment at an average price of 95,600 rubles per square meter.

In some of the cities closest to Moscow – Elektrostal (about 60 km along the highway) and Elektrougli (about 50 km along the highway) – apartments sell on average for 96,000 rubles per “square”. In Noginsk (57 km along the highway) and Chernogolovka (about 60 km), the average real estate price is 96,700 rubles per square meter. Kolomna closes the rating. Despite its remoteness from the capital (about 120 km along the highway), the average cost per square meter here is 97,500 rubles.

Meanwhile, according to experts on the real estate market, prices in the Moscow region are now greatly inflated.

“For 2020-2021. apartments in the Moscow region, as well as in Moscow, have risen in price by about 1.5 times against the backdrop of low mortgage rates. At the beginning of 2020, a square meter of housing in the Moscow Region cost 91,900 rubles on average, today the price is significantly higher, even though the housing cost index calculated by IRN.RU has been declining for the past six months, ”said the head of the Real Estate Market Indicators Analytical Center IRN.RU” Oleg Repchenko.

According to his forecasts, the decline in real estate prices in the Moscow region will continue, and in the future there will be more affordable housing in the cities of this region.
