As Yulia Dymova, director of the Est-a-Tet secondary real estate sales office, told MK, this year, due to the rather cold May holidays, the summer season has shifted slightly. According to realtors, the amount of rental rates depends on the remoteness of the village from the Moscow Ring Road, transport accessibility, as well as the condition of the house itself and the adjacent plot. “The rates in Russia have increased by 10.5% since the beginning of the year,” said Pavel Lutsenko, director general of the federal portal World of Apartments, to MK. But there are lots that are more attractive in price. For example, those who want to escape from civilization for little money will probably find a dacha in the Shatura district suitable: a small house with outdoor amenities is rented for only 5,000 a month.
It is worth noting that low-cost offers began to be more actively offered for rent this year. According to experts, this trend may indicate the desire of owners to somehow monetize their property in a difficult economic situation in the country.
For short-term rent, usually for a large company (for events and celebrations), spacious houses with various “entertainment” zones are in the greatest demand: barbecue gazebos, a swimming pool, a bathhouse / sauna, billiard rooms, etc., says Dobrokhotova. Such houses are most in demand in the immediate vicinity of Moscow, on the banks of water bodies, surrounded by forests and with convenient logistics. With a daily rental for a client, the key role is played by the “stuffing” of the house and the amenities offered, with a long-term rental – the rental budget, the expert added.
Daily rental rates depend on the distance from the Moscow Ring Road, the status of the village, the quality of the house and its “stuffing”. If you search well, you can find options with a very attractive price tag. So, for 1.5 thousand rubles. per day you can rent a wooden house, located on the 82nd km of Novorizhskoye highway, with two bedrooms, a sauna and a veranda with a panoramic view of the meadow and the forest, or a one-room house with an area of 35 sq. m, with a fresh renovation and household appliances, in the Domodedovo district, said Lutsenko.
Now, according to Yulia Dymova, two formats are most in demand. Houses with all communications, a bathroom in the house are very popular. It is desirable that there be at least 2 isolated bedrooms and a spacious kitchen-living room. Secondly, tenants are often interested in small cottages of the old format. As a rule, these are houses with summer water supply, which are no longer suitable for living in September-October. These objects are rented at a relatively low cost. Some owners do not put them on aggregators, but rent them out through word of mouth.
According to Dobrokhotova, according to tradition, the most popular directions among tenants of suburban housing are the north (especially the villages located around the high water), the southwest and the southeast. “Do not forget to pay attention to the land plot as well – it is important that it is not subject to flooding,” Yulia Dymova recommends. Therefore, in her opinion, it is better to come to view twice – in the rain and on a sunny day. This approach will help to find out if the roof is leaking in rainy weather, if there is water on the site, the expert concluded.
