Russians do not realize that the cost of apartments has skyrocketed, but they hope for a significant reduction

Experts have analyzed demand in the secondary market since the beginning of the year and identified the main criteria by which Russians choose housing. The main parameter remains the price. Buyers believe that in Moscow it is still possible to buy a good one-room apartment for nine million rubles, but sellers are dashing their expectations.

The average budget planned by consumers for purchasing an apartment on the secondary market is eleven million rubles. Most Russians want to buy a studio for 5-6 million rubles, a one-room apartment for 9-10 million, a two-room apartment for 10-11 million, a three-room apartment for 13-14 million rubles. However, not everyone manages to meet the desired budget due to the high market cost.

Let us remember that not so long ago, ten to twelve years ago, a one-room apartment in a residential area of ​​Moscow cost 3-5 million rubles, a two-room apartment – 5-7 million, a three-ruble apartment – seven to eight. The studio could be purchased for 2-3 million rubles. Again, no one canceled bargaining with the owners. If you wanted, you could even lose a million.

“I sold a two-room apartment on Kashirskoye Highway in 2014 for 7 million rubles and bought a three-ruble apartment next door for 7.5 million, because the owner urgently needed to sell it,” says Lyubov Petrova. – Both were satisfied. I increased the living space by 15 square meters, the seller moved to Montenegro and, as far as I know, has already successfully settled there. A month ago, my daughter tried to carry out a similar operation in the hope of exchanging her one-room apartment for a two-room apartment for half a million rubles, but she did not succeed: the difference in price was three million. We’ll wait for the price to drop, which I’m sure will happen. I would like housing to be sold cheaper.

– Some buyers do not realize the increased prices. I’ll say more – they expect to find housing for 2-2.5 million rubles,” comments Elena Mishchenko, head of the Department of Urban and Country Real Estate at NDV Supermarket Real Estate. – Unfortunately, there are no quality apartments at this price in the capital anymore. A similar price tag is offered only for problematic properties with encumbrances, shares, rooms, micro-formats with an area of ​​up to 10 square meters and small-sized pseudo-housing. The real cost of a secondary studio in the mass segment in Moscow is 7-8 million, a one-room apartment – 11-12 million, a two-room apartment – 12-13 million, a three-room apartment – 14-15 million rubles.

The second characteristic that has become a hallmark of the market in an environment of high mortgage rates is the popularity of alternative deals. Many buyers are interested in this particular format of purchase and sale, that is, the simultaneous sale of old housing and the purchase of a new one.

As before, the area with its infrastructure, transport accessibility and ecology is of great importance. Young families require proximity to schools, kindergartens, and development clubs. Parents of students want to have housing close to colleges, universities, or at least the closest metro station to the educational institution.

As for age preferences, young people prioritize spaces with a large number of cafes, restaurants, cultural and entertainment facilities. The older generation is looking for apartments with developed commercial infrastructure – shops, shopping centers, parks, near medical centers and clinics.

Among the universal parameters for all categories of home buyers is distance from noisy roads, hospitals, police stations, cemeteries, and industrial enterprises. The view from the window is important. Windows facing parks and squares and the courtyard are preferable. The list of stop factors includes views of the entrance canopy, garbage collection points, city dumps, as well as the windows of neighbors from the nearest house: such a landscape outside the window is often found in areas where dense buildings are present.

– The main trend among buyers of secondary housing is a reorientation towards more remote residential areas of the capital, including New Moscow, as well as the exclusion of a number of amenities to reduce costs. Motorists and remote workers refuse proximity to the metro, some choose cheaper old housing stock instead of “yesterday’s new buildings.” Buyers are not ready to wait for the situation with mortgages to change, because they understand that the easing of lending conditions may take longer, so they are looking for an alternative,” concludes Elena Mishchenko.
