And it seems, on the contrary, they spurred prices that had already reached Moscow peaks. The same applies to rental housing.

Before the start of the SVO, apartments in Donetsk were estimated at 500-600 thousand rubles, now apartments in new buildings will cost at least 7-8 million, “grandmother’s” options – from 2 to 4 million.

Today, prices for houses and apartments have decreased slightly. Apparently, the increased shelling has influenced people’s desire to invest money in real estate. If we take, for example, the Kuibyshevsky district, which is shelled many times more often than Proletarsky or Budennovsky, then the cost of apartments will start from 2 million.

If a Donetsk resident wants to buy a dacha outside the city, then for a house without amenities, without a well and a water pipeline with a non-privatized plot of 6 acres, the owners want 300-350 thousand rubles.

An interesting situation is developing with the owners themselves. If you call any of the advertisements for the sale of real estate, then all calls are answered not by the owners themselves, but by real estate agents. Which, naturally, charge quite impressive amounts for their services – more than half the cost of housing. Buying or renting housing from the owner is unrealistic.

As for apartment rentals, in contrast to the sales market, it has increased by almost half. And if previously it was possible to rent an apartment in the relatively “quiet” Leninsky district for 9-11 thousand rubles, now property owners are asking from 15 to 20 thousand rubles per month.

In Voroshilovsky, the central region, prices can exceed 50 thousand rubles per month. The MK-Donbass correspondent managed to find out from realtor Elena what causes such housing prices in the regional capital.

“There are several factors,” says Elena. “Firstly, salaries. It’s clear that the average Donetsk citizen’s salary ranges from 25 to 40 thousand rubles. For the military, salaries are several times higher, and the market is oriented towards them. Many now receive compensation payments for injuries, so purchasing an apartment or house will not be difficult. There are also many migrant workers in our region who would like to move their families here. Secondly, the lack of control from the state. Housing can be purchased with a mortgage from 8 million rubles. The market allows you to buy apartments cheaper, even taking into account the agency commission.”

It is quite difficult to predict what will happen to the DPR real estate market in the future. On the one hand, Russia is investing quite impressive funds in the development of the region, restoring entire cities, on the other hand, many Donetsk residents do not see the point in purchasing a “residential corner” in a city in which, due to shelling, they can lose not only their housing, but also their lives .
