The cost of housing in the filming areas of cult films has become known

As the New Year holidays approach, Russians often remember Soviet films. And for good reason, because the best way to prepare for a family celebration is to include the classics: “The Irony of Fate…”, “Carnival Night”, “Sorcerers” and other films. And special romantics dreamed and dream of living in the same places where their favorite heroes live.

But is this real? Analysts told MK in which areas of Moscow people’s favorite films were filmed, whether it is possible to move there to live, and if so, how much the housewarming will cost.

“The Irony of Fate, or Enjoy Your Bath!”: non-existent address

“In the old days, when a person found himself in some unfamiliar city, he felt lonely and lost. Everything around was alien: different houses, different streets, different life… But now it’s a completely different matter. A person finds himself in any unfamiliar city, but feels at home in it,” says one of the friends of the protagonist of “The Irony of Fate…” (released in 1975).

This is exactly what the architectural realities of mass construction in the mid-1970s looked like in the Soviet Union, which became the reason for the unexpected New Year’s meeting between Zhenya from Moscow and Nadya from Leningrad, living on 3rd Stroiteley Street at house No. 25.

Still from the film “The Irony of Fate, or Enjoy Your Bath”

Few people know that in reality such an address does not exist either in Moscow or St. Petersburg, and the film was filmed in multi-storey buildings in the west of the capital at the addresses: Vernadsky Avenue, No. 113 and No. 125, say the authors of the study, NDV specialists Real Estate Supermarket.

This is confirmed by memorial plaques installed on the buildings in 2003 with the text “Zhenya Lukashin lived here” and “Nadya Sheveleva lived here.”

For those who are considering buying an apartment in Troparevo-Nikulin (the area where “The Irony of Fate, or Enjoy Your Bath!”) was filmed, the choice is not too large: 360 apartments in three residential complexes with a total area of 8.4 thousand square meters.

In comfort-class houses, a square costs on average 279 thousand rubles (and an apartment – 16 million), in business class – 516 thousand (33 million). In addition, there are apartments in the former Salut Hotel with an average price of 9 million rubles.

“There is an attitude to have fun celebrating the New Year”: areas from “Carnival Night”

It’s not easy to describe “Carnival Night” in a few words. This is the first Soviet musical; the painting that glorified Lyudmila Gurchenko; a film that became a treasure trove of aphorisms from comrade Ogurtsov. The premiere took place in 1956.

All musical scenes were filmed in the Mosfilm studio (Ramenki district, western Moscow). Interior filming took place in the corridors of the Russian Army Theater (Meshchansky district, center of the capital).

In Ramenki, 1.7 thousand apartments are for sale in eleven new buildings with a total area of 147 thousand square meters. The average cost per square meter in business-class houses is 505 thousand rubles (with the average price of an apartment – 38 million), in the premium class – 1.3 million (266 million rubles for housing).

New buildings in the Meshchansky district are represented only by the expensive premium class, but, despite the more central location, they are cheaper than in Ramenki (primarily due to the smaller housing areas). There are 61 apartments for sale on the primary market in two projects with a total area of 5.7 thousand square meters. The average price of a square meter is 750 thousand rubles, an apartment is 65 million rubles.

NUINU: capital institutions in “Sorcerers”

“Sorcerers” (1982) is another Soviet film with a New Year’s fairytale mood. Most of the scenes are familiar to viewers from Suzdal, but there were also shots from the capital, and from two districts at once.

Still from the film “Sorcerers”

All scenes inside the Scientific Universal Institute of Extraordinary Services (NUINU for short) were filmed in pavilions in Ostankino. On the primary market in this area, 928 apartments are currently for sale in six residential complexes with a total area of 59.8 thousand square meters. On average, a “square” can be bought in comfort class houses for 385 thousand rubles (an apartment – for 20 million), in business class – for 415 thousand (30 million).

Khovrino is the second district included in the “Sorcerers”. It is here, at number 12 on Levoberezhnaya Street, that the Soyuz Hotel is located, built for the Olympic Games in Moscow in 1980 and which played the role of a “magic office” in the film. By the way, “Soyuz” also participated in other filming. For example, the screenwriters of the film “The End of Operation Resident” successfully passed off the “Union” as a hotel located in one of the Western countries.

But let’s return to our apartments. Khovrino is located in the north of Moscow, almost next to the Moscow Ring Road, and is being actively developed. Currently, there are 921 apartments for sale in the area in two projects with a total area of 62.1 thousand square meters.

It is noteworthy that the difference in price between real estate of different classes is minimal. In “comfort”, a “square” costs an average of 217 thousand rubles (apartment – 14.7 million), in “business” – 224 thousand (14.6 million).

“Very nice, Tsar”: mansions for Ivan the Terrible

“Ivan Vasilyevich Changes Profession” (1973) is not a New Year’s film, but it is already difficult for Russian viewers to imagine cutting salads on the eve of the holiday without this film with the participation of the charming Shurik, Georges Miloslavsky, the Tsar and, of course, Ivan Vasilyevich Bunshi.

All the footage of medieval Moscow was filmed in Yaroslavl, but the famous apartment of the scientist-inventor of the time machine was filmed in Moscow. The house where Shurik lived is located in Zamoskvorechye, on Novokuznetskaya Street, 13.

This is one of the most expensive areas of the capital. On the primary market, buyers are offered 543 apartments in a residential complex with a total area of 28.8 thousand square meters.

The cost of business class housing is 570 thousand rubles on average per meter, apartments – 35.5 million rubles. In the premium segment, the price per square meter is 828 thousand rubles, apartments (they are clearly less here than in “business”) – 34 million. There are two elite projects in which the average price per square meter is 1.7 million, and the average price for housing itself is 125 million rubles.

In general, with rare exceptions, apartments in places where cult films were filmed are not cheap. And in the literal sense, either Muscovites who have lived there since childhood, or very wealthy Russians who have decided to buy prestigious housing can “feel at home” in “cinema” areas. Well, the rest have no choice but to once again watch films dear to their hearts and look forward to the coming of the New Year, in which, of course, all their dreams will come true.
