Housing near parks has always been prestigious and popular, especially when it comes to megacities. However, the cost of apartments in buildings located near urban “oases” is higher than in other areas. At the request of MK, analysts found out what the minimum budget should be for purchasing housing in the Russian capital near a natural area.

In the primary market within the boundaries of old Moscow, the maximum supply of comfort-class apartments within walking distance from parks (up to two kilometers) is in five natural areas: Losiny Island, Medvedkovsky Forest Park, Svyatoslav Fedorov Park, Grachevsky Park and Bitsevsky Forest Park. It is curious that four of them are concentrated at the top of the city map.

The largest volume of supply was found near Losiny Ostrov, a national park and specially protected area of ​​federal significance (northeast of the city). Within walking distance of Losinka there are 1,035 apartments in four projects with a total area of ​​48.8 thousand square meters. The minimum cost of housing is 7.6 million rubles.

In second place in the ranking is the Medvedkovsky Forest Park nature reserve, also located in the North-Eastern district of Moscow. At a distance of up to two kilometers from the natural area, one comfort-class project is presented, in which 1018 apartments are sold with a total area of ​​40.7 thousand square meters and a minimum price of 7.1 million rubles.

The third position is near the park named after Svyatoslav Fedorov (Northern Administrative District). In five projects in the “comfort” segment nearby, 1015 apartments with a total footage of 42.3 thousand square meters are for sale. The most affordable offer is 8.1 million rubles.

Another area is Grachevsky Park, located in the north of Moscow near the historical estate complex. Within walking distance there is one new comfort-class building: 871 apartments with a total area of ​​59 thousand square meters. The starting price of housing is 7.3 million rubles.

Rounding out the top five is the Bitsevsky Forest Park, the second largest park in Moscow after Losiny Island, a specially protected natural area located in the South-Western Administrative District. In the three nearest comfort-class projects, 850 apartments with a footage of 32.3 thousand square meters are exhibited. The minimum offer price is 8.4 million rubles.
