The undisputed leader in prices is, of course, Moscow. The average room rental rate is 19.2 thousand rubles, plus 16 percent. Tver added the same amount, 16%. Another thing is that the cost of renting a room in this city is two times lower than in the capital: 9.1 thousand rubles. In Tula, located at the same distance from Moscow as Tver, renting a room is 8.6 thousand rubles: an increase of 6% over six months. In Sochi, renting a room will cost 17.1 thousand rubles (an increase of 12% over six months), in the cities of the Moscow region – 14.1 thousand (plus 5.4%).

Capital University student Inna Nikitina, who for the last four years has had the opportunity (with the help of her parents) to rent a one-room apartment with her friend in Vykhino for 25 thousand, says that the owners suddenly raised the cost of housing to 50 thousand rubles.

“We had less than a year left to study, which the owners of the apartment knew about, and such a rapid increase in price was surprising for us,” Inna tells MK. – But very quickly we realized what was happening. The owners said that they decided to sell the apartment, but if they are lucky, that is, if we agree to a twofold increase in the price, then they can rent out the house for a little while longer. We decided not to pander to speculators and moved to a communal apartment for 20 thousand not far from the Avtozavodskaya metro station. It’s okay, we’ll be patient.

In the provinces, surprisingly, prices for renting rooms are also soaring at an incredible pace. The most active growth occurred in Novokuznetsk – plus 36.1% (9 thousand rubles), Vladikavkaz – plus 31.8% (9.2 thousand rubles), Cheboksary – plus 25.8% (7.3 thousand rubles).

“Interest in renting housing is growing, and more and more people are forced to rent a room,” says Pavel Lutsenko, general director of the federal portal. – Over the past six months, the supply of this format has decreased by 60%. This means people are snapping up cheap rooms due to the depressing housing market.

The head of the Analytical Center “Real Estate Market Indicators” Oleg Repchenko explains that in the rental housing market this year, the “high season” began ahead of schedule – already in July, although tenants usually become more active at the end of summer.

– Against the backdrop of rising mortgage prices and the activation of the secondary market, there are more tenants and fewer landlords, the supply of apartments for rent has sharply decreased. An increase in demand and a decrease in supply always, as expected, leads to an increase in prices. Renting an apartment, especially in Moscow, is expensive, and shared rent, room rentals, and co-living spaces (a form of shared accommodation for people with common intentions) are gaining popularity as the most affordable rental options. That’s why such options are rising in price,” says Oleg Repchenko.

“Indeed, room rates in a number of cities have increased by 10-12% in recent months, especially in Moscow and a number of large cities,” comments VSN Realty CEO Yana Glazunova. – There are several reasons. This is due to an increase in mortgage rates and, as a consequence, a decrease in the affordability of housing, and in general, an increase in the cost of living – we know that the majority of room rentiers are individuals for whom life is clearly not getting cheaper. People traditionally pass on increased costs to tenants. The increase in rental costs is most noticeable in the economy segment, which includes rooms.

Managing partner of bnMAP.pro, founder of BEST-Novostroy, Irina Dobrokhotova, says that the main category of room renters are those who have limited funds.

– Despite the increase in rates, rooms remain the most affordable for rent. Renting them is usually of interest to those who may not be interested in renting an apartment. This could be, for example, a person who works on a rotational basis; a person who sometimes visits a certain city for some business, and it makes no sense for him to pay a significant amount for renting an apartment. But the main criterion is, of course, a limited budget.

Rooms make up a small share of the total rental supply – no more than 5%, so any change in cost on such a small calculation base leads to the fact that the average figures change noticeably. In this case, the interest of the least solvent category of tenants shifts to the cheapest offers, emphasizes Irina Dobrokhotova.
