Prices for apartments in Donetsk soared to Moscow prices

Apartments in shelled areas are sold for 9 million

Ukrainian troops shell Donetsk on a daily basis. And at the same time, prices for real estate and rental housing there over the past year have soared almost to the level in Moscow. MK figured out why this was happening.

Let’s start with prices for apartments in the most dangerous area – Kievsky. The area borders the notorious Donetsk airport, and is not too far from the positions of the Ukrainian Armed Forces. Therefore, this part of the city is subject to shelling regularly. But as it turned out, this does not greatly affect real estate prices.

The most expensive apartments are in new buildings. They are offering to buy a two-room apartment with an area of ​​82 square meters with European-quality renovation for 8 million. Three-room apartment with European-quality renovation and an area of ​​110 sq. m. m will cost almost 9 million. Secondary apartments with so-called granny renovations are a cheaper option. A two-room apartment can be bought for three million. Three-room apartment – for 5.

For comparison, let’s take the Voroshilovsky district – the center of Donetsk. Here, too, everything greatly depends on whether it is a new building or a secondary one. A three-room apartment in a new building with good repair will cost 11 million. Two-room apartment – approximately 8-9 million. In old houses – from 4 to 6 million. But one- and two-room apartments with old renovations can be snatched up at a really good price: from two to three million.

There are also very interesting lots on the Donetsk real estate market. For example, literally in the city center, a house with its own landscaped area of ​​182 square meters is for sale. Almost like a dacha, only in the very center: there is a sauna, a plunge pool, and a fireplace. There is a pond and a recreation area on the territory. All this splendor costs 165 thousand dollars. If we convert it into rubles at the current exchange rate, it’s about 16 million rubles.

Oddly enough, shelling in the area does not greatly affect property values. Apparently, the locals believe that an apartment is a long-term investment, and therefore they look at it with a perspective of several years.

But rent in Donetsk is a real lottery. On average, in “dangerous” areas, an apartment with normal repairs can be rented for 10-15 thousand rubles. Moreover, the cost of a two-room apartment, a one-room apartment and a three-room apartment is practically the same. If we look at the city center, then prices are already starting to bite: one-room apartments with normal renovation are rented for 17-20 thousand rubles, two-room apartments – from 20 to 40 thousand. Although here, in the old fund, you can find an acceptable option for 15 thousand.

Interesting features can be noted in the apartment descriptions. Many owners separately indicate in the “pluses” that the apartment is located in a safe area. They also note in advance whether they have their own boiler or whether they will have to wait for hot water according to a schedule. Many people do not want to rent out an apartment to military personnel. Most likely, this is due to the fact that employers pay for the military. This means that the information will go to government services, and you will have to pay tax for renting out the apartment.

You notice the most amazing pricing when you open the daily rental section. This is where prices are literally comparable to Moscow. Daily rent of an apartment in the center will cost an average of 3-5 thousand rubles. Moreover, it is not so important how many rooms there are in this apartment and how good the renovation is. The owners still set the price at a minimum of 3 thousand rubles, with very rare exceptions. And, by the way, in frequently shelled areas, daily rentals are practically impossible to find.

Who is buying apartments in Donetsk now? Economist and political scientist Andrei Suzdaltsev answered this question. “Donetsk is still being shelled, but residents understand that this will not last forever. They are watching the big project for the restoration of Mariupol and are not discouraged, they say that since Mariupol has been restored, it means that everything will be restored here too. Russia will not abandon its territories and will rebuild everything.

Not only local residents, but also refugees from Ukraine come and buy apartments. They want to see a familiar landscape. Where to go? Naturally, to the largest city of the new territories – Donetsk.

Russians are still mainly looking at investments in Donbass. It is clear that the region is very promising. There is a very strong staff there, a huge number of factories that need to be restored. That is, there will always be work there.”
