November broke another record for housing demand and prices in Moscow

The average cost of sold apartments reached 15 million rubles

Apartments on the secondary housing market in the Russian capital are sold for 15.1 million rubles on average. These are the results of last month, summed up based on the results of transactions concluded between owners and buyers.

The average bill for a one-room apartment in Moscow reached 10.7 million rubles, a two-room apartment – 14.4 million, and a three-room apartment – 20.1 million rubles.

Compared to October, the structure of sales by purchase budget has changed significantly. The largest share is occupied by the segment from 12 to 15 million rubles – 30%, which is 11% more than in November. Every fourth buyer pays from 9 to 12 million rubles, as well as from 15 to 30 million.

The share of transactions with a budget exceeding thirty million rubles rose from 2% to 6%, from 6 to 9 million rubles – decreased from 15% to 9%. Only every twenty-fifth buyer purchases apartments and studios in the capital costing less than six million rubles.

As for the number of rooms in the overall sales structure, two-room apartments traditionally took first place (41%). 33 percent of purchases were one-room apartments, 20 percent were three rubles.

– In 2023, from January to November inclusive, according to Rosreestr statistics, Moscow set an absolute record for the number of transactions on the secondary market for all years of observation. Most likely, this record will remain the same based on the results of the year,” comments Miel chief analyst Ekaterina Berezhnova.
