Moscow set a record for real estate transactions in new buildings

In the first seven months of 2023, 79.18 thousand equity participation agreements (DDU) with residential and non-residential premises were registered in the capital, which is an absolute record for the last 15 years. This was told by the assistant to the head of the department of Rosreestr in Moscow Daria Kudinova at the conference “August brunch. Investments. Real estate”organized by Kommersant Publishing House. The achieved indicator is 5.4% higher than the result for the same period last year (75.14 thousand) and 0.7% – the indicators of 2021 (78.66 thousand).
Another record was recorded in the primary residential real estate market in Moscow. Sales in new buildings in January-July 2023 increased by 6.9% compared to the same period last year – up to 54.45 thousand DDUs – and by 4.2% compared to the result of 2021 (52.25 thousand) when the previous record was set.
According to Mrs. Kudinova, small apartments are in great demand. They accounted for an average of 53% of the total sales in the capital. “These apartments are more intended for investment, there is also another factor – our developers now offer small-sized apartments in the volume of all housing,” she added.
In the non-residential segment, which includes commercial real estate, as well as apartments in new buildings, 24.73 thousand contracts were registered in seven months of this year, which is 2.2% more than in January-July last year (24.19 thousand), and 6.4% less than the record 2021 (26.41 thousand).
As before wrote “b”, in July, 7,005 mortgage transactions were concluded in the primary market of residential and non-residential real estate in Moscow. This is 23.7% more compared to the same period in 2022, the Moscow department of Rosreestr reported.
According to CIAN, over the past month, in the 18 largest regional markets of the country (16 million-plus cities, Moscow and Leningrad regions), the average cost of new buildings has grown by almost 2%. This was the most pronounced dynamics in six months. Until the end of the year, the indicator may grow by another 5%, they are waiting on the market.
