Land plots in the Moscow region turned out to be a successful and reliable asset for investment – over the past 12 months, one hundred square meters of land has risen in price by an average of a third.

At the end of March 2024, the average cost per hundred square meters of land in the Moscow region was 365.2 thousand rubles, as calculated by Max Realty. According to analysts, from January to March 2024, the average cost of one hundred square meters of land in the Moscow region increased by 9.5%. In absolute terms, the price increase amounted to 31.6 thousand rubles. Thus, at the beginning of January, the average cost per hundred square meters of properties sold on the market was at the level of 333.6 thousand rubles.

Over the year – from March 2023 to March 2024 – the average cost of one hundred square meters in the Moscow region increased by 26.88% or by 77.4 thousand rubles. Thus, in the spring of last year, the average sales price was 278.4 thousand rubles.

Moreover, over the past five years – from March 2019 to March 2024 – the average cost of one hundred square meters of land in the Moscow region increased by 116.22%, or by 196.3 thousand rubles.

Western destinations are traditionally prestigious, and therefore the most expensive. The cheapest prices on average per hundred square meters of land are in the east, southeast and south of the Moscow region.

“In the suburban market of the Moscow region, demand, as in the entire real estate market, intensified at the end of last year, when the Bank of Russia began to raise the key rate. During this period, those who planned, but for some reason postponed the purchase of a country house or land, entered into transactions. And now, apparently, the potential demand has somewhat dried up,” said Oleg Repchenko, head of the Real Estate Market Indicators AC.

Accordingly, the investment attractiveness of land plots in the Moscow region will decrease.
