The company is engaged in the construction of a tourist center in Teriberka, Murmansk region, follows from the information on the investment portal of the region. It says that investments in a four-star project for 15 rooms with a spa center will amount to 60 million rubles.

Svetlana Shmakova is the founder and chairman of the board of the Sapsan Group of Companies. This group is known in the real estate market: it was engaged, in particular, in the construction of cottage settlements “Knyazhye Ozero” (152 hectares) and “La Manche” (52 hectares), residential complex “Melody of the Forest” in the Moscow region, owns the premises of the former store “Gems” on the Arbat. Within the group’s perimeter is Foodcode, a manufacturer of gluten-free bakery, pasta and confectionery products.

The interlocutor of Kommersant, who is familiar with the activities of the company, indicates that the Sapsan Group has rebranded and is now positioned as an investment holding Viridian. The Civil Code did not respond to Kommersant’s request.

Stanislav Ivashkevich, managing partner of Ivashkevich Hospitality, believes that investments in the construction of such a facility could amount to about 10 million rubles. to the number. In this case, the cost of the entire project can reach 150 million rubles. But the expert warns that a 15-room hotel is unlikely to pay off.

“The cost of operating a hotel with 10 and 50 rooms is practically the same, there is no economic sense in opening small hotels, unless we are talking about a family project where the owners take on all the work,” he explains. Therefore, Mr. Ivashkevich considers it expedient to build a hotel with 50 rooms, but does not exclude that additional accommodation options at the facility can be created through modular structures.

According to Rosstat, 372.3 thousand people were accommodated in hotels in the Murmansk region in January-December last year, which is one and a half times more year on year. Similar dynamics was shown by the total income of local hoteliers, having increased to 3.9 billion rubles.

Teriberka is one of the centers of tourist attraction in the region. Sergey Romashkin, the general director of the Dolphin tour operator, calls the interest in the village stable: mostly independent travelers go there. “For many of them, it is advisable to stay in the village for the night because of the long road to Murmansk,” he argues. At the same time, the expert draws attention to the lack of new places in Teriberka that attract guests. Many tourists have already visited the village and are unlikely to go there again, notes Mr. Romashkin. This will eventually become a problem for long-term investors.

Hotel projects do not appear on the Viridian website, but Yagel Village may not be the only asset of the founders. On the portal hh.ru, the holding also posted a vacancy for a manager of a recreation center in the village of Soroga in the Tver region, on the shores of Lake Seliger. The project parameters are unknown.

Sergey Romashkin confirms that Seliger is generally a popular location, in high demand along with country hotels around Moscow. The expert points out that during the summer period there are not enough places in the existing facilities, but from the point of view of the investor, it is still expedient to build an all-season accommodation facility.
