The volume of investment transactions with real estate in Russia in January-June 2023 was twice the result of the first half of 2022 and amounted to 354 billion rubles, said Sergey Vladimirov, head of the IBC Real Estate branch in St. conferencesorganized by Kommersant Publishing House as part of SPIEF-2023. “In 2024, we expect stabilization, and the further strategy of investors will be determined by fundamental indicators: the key rate of the Central Bank, inflation expectations and further developments in the geopolitical situation. The record values of 2022 and 2023 are due to the fact that there are a large number of objects on the market that would never have started to be marketed if certain circumstances had not happened at the beginning of last year. Accordingly, iconic assets entered the market, and investors reacted to this,” Mr. Vladimirov said.
The expert added that the “exodus” of foreign investors continues. The volume of transactions with them has already exceeded the final value of 2022 (108 billion rubles) and amounted to 123 billion rubles.
As for the structure of investments by sector, in 2023 there is an increased interest in commercial real estate. “If you look at Russia as a whole, several large transactions were closed, including transactions for the sale of the Metropolis shopping center and the Columbus shopping center, which greatly influenced the growth in the share of retail real estate in the overall structure,” Mr. Vladimirov added.
The expert also listed the main changes in the investment market over the past year, including a change in the portrait of the tenant, the emergence of a number of objects that were not previously marketed on the market, restrictions from the government commission and a change in the approach to finding investment ideas.
The total volume of investment transactions in real estate in Russia at the end of 2022 amounted to 494 billion rubles. This is 36% more than in 2021, and a record for the entire 20-year history of observations. In 2022, the volume of investments in Russian industrial real estate amounted to a record 83 billion rubles, calculated in IBC Real Estate. Nikoliers has higher estimates: according to their data, the figure was 90 billion rubles. For comparison: in 2019-2020, only a few transactions were closed in this segment, and the investment amounts amounted to 4 billion and 4.5 billion rubles. respectively.
