“Compared to last year, the cost of renting real estate for this holiday season has increased by 16%,” said realtor Anna Vinogradova. — The average cost per day is 21 thousand rubles, if we are talking about a room of no more than 100 square meters. More often they book for three days and spend about 60 thousand rubles.
According to experts, it is better to choose a cottage for the New Year in the south of the Moscow region. The houses there are much cheaper. To save money, it makes sense to look for options among offers from private owners in holiday villages or SNT. However, it is worth remembering that in such places there may be no Internet and normal running water, and it may also be prohibited to make noise and set off fireworks on New Year’s Eve.
“Every day there are fewer and fewer objects, and the price is rising,” Anna clarifies. — By December the cost will be prohibitive, 2-3 times higher than now.
Of course, the cost of a cottage depends on many factors: the area of the house, the presence of a bathhouse/sauna, billiards and other entertainment, distance from Moscow and the infrastructure of the village. For example, a wonderful turnkey house of 200 square meters near Ruza will cost a cheerful company 120 thousand rubles per day. And in Odintsovo, a cottage with the same characteristics will cost 170 thousand rubles per day.
To protect yourself as much as possible from risks when renting a country house, even for a couple of days, it is worth concluding a rental agreement. And before that, study in detail the documents giving the owner the right to dispose of his property. The document confirming the ownership of real estate is an extract from the Unified State Register of Real Estate (USRN). If the house is not rented by the owner, his legal representative must have a notarized power of attorney granting the right to rent the property. And if you rent a house along with expensive furniture and interior items, we recommend that you attach a list and information about the condition of things to the contract: new or used items remain with you in these premises. In a separate paragraph, be sure to indicate the need to clean the house after the end of the lease. Who is responsible for this? Will the tenant pay for clearing or will the owner himself restore order after the end of the New Year’s celebrations? What will be required of you in this case – taking out the trash, a clean carpet, washed dishes?
A written agreement will have legal force even without notarization and registration. The contract must specify all the conditions – the rental period, the amount and procedure for payment, termination conditions, the responsibility of the lessor and the lessee.
