IBC Real Estate: in 2022, the volume of investments in real estate in Russia will reach a record

In the first half of December, the volume of investments in real estate in Russia amounted to about 380 billion rubles, follows from data IBC Real Estate company. According to the results of 2022, the volume of investments may exceed 440 billion rubles, which will become a historically record value.

“The current conditions have become a period of opportunity for investors, when, against the backdrop of the exodus of foreign companies for acquisition, high-quality assets were available at a significant discount,”— comments Ekaterina Nogai, head of research and analytics at IBC Real Estate.

At the same time, in general, the outgoing year did not affect the commercial real estate market in the most favorable way, according to IBC Real Estate. Against the background of the departure of foreign companies, the vacancy rate increased, local companies had to be more active, and good prospects are observed so far only in the warehouse segment.

By the end of 2022, the volume of commissioned high-quality warehouse space will be about 1.6 million square meters. m and will be a record for the last eight years. The volume of transactions in the office real estate segment in the fourth quarter will be about 150-200 thousand square meters. m, according to Mrs. Nogay.

Developers this year buy fewer sites for housing construction than before. In 2021, developers invested RUB 215 billion in land plots, which accounted for 55% of total investments in commercial real estate. In 2022, the indicator could fall by 34%, to 140 billion rubles, CORE.XP predicted.

In 2023, according to the Ministry of Economy, a decline in investment is expected. This year, despite the sanctions, the Central Bank recorded their growth.
