Even communal apartments are becoming more expensive in Russia: the most expensive and cheapest housing are named

Experts have found out how the price of the most uncomfortable format of living space has changed over the year
The average price of a room in a Moscow communal apartment reached 4.1 million rubles. The price growth for the year was 1.8%. A room in Ulyanovsk will cost buyers the cheapest – 464 thousand rubles (a year ago it cost 3.1% more).
Rooms are traditionally in much less demand than separate apartments, but there are always buyers for them. They are purchased by four main categories of Russians: former spouses after division of property; people who do not have enough money for proper housing; pensioners and single citizens.
In second place in terms of the cost of rooms in communal apartments was Sochi – 3.3 million rubles, in third place was St. Petersburg: 2.6 million. This is evidenced by research data from the federal portal “World of Apartments”.
The cheapest rooms are sold in Ulyanovsk (464 thousand rubles), Magnitogorsk (469 thousand rubles) and Nizhny Tagil (472 thousand rubles). Thus, the capital’s rooms are almost nine times more expensive than those in Ulyanovsk.
“Over the past year, the demand for rooms has increased by 10-15%, since purchasing a full-fledged apartment has become unaffordable for some buyers due to increased prices and mortgage interest,” says Pavel Lutsenko, general director of the company. – And the supply of rooms has decreased by more than a third – by 38%, since some owners, instead of selling, decided to rent them out: Some owners are converting rooms into studios, equipping them with bathrooms, and selling them as separate small-sized apartments. In this case, you can earn 40-60% more.”
On average, over the year in Russia, rooms in communal apartments have risen in price by 10.6%. In Moscow, however, the growth was only 1.8%, in the Moscow region – 5% (up to 1.9 million). In Makhachkala, the Leningrad region, Krasnodar, Murmansk, this type of housing has completely fallen in price – respectively by 9.3% (up to 870 thousand rubles), 4.1% (up to 1.1 million), 3.7% (up to 1.6 million rubles), 3.3% (up to 1.1 million).
