Demand for real estate fell in Russia in the second half of September

Analysts of the price aggregator Price.ru recorded changes in consumer demand for real estate by comparing data for the period from September 5 to 18 with the period from September 19 to October 2. Thus, experts reported a drop in online demand for the purchase and rental of real estate in most regions of Russia. There is an increase in the number of refusals of borrowers from applications for mortgages. Analysts also recorded a tightening of requirements for men when applying for housing loans.

According to Price.ru, the number of search requests for the purchase of apartments decreased by 15%. The maximum drop in demand was recorded for new buildings at the stage of excavation – 41%. The minimum decrease in search queries is observed in the segment of secondary housing – 14%. Online demand for the purchase of plots in Russia decreased by 29%, houses – by 23%.

In most Russian cities, according to analysts, the demand for rental housing has fallen. The number of relevant requests dropped by 4%. The maximum drop was recorded in demand for two-room apartments (12%), the minimum – for studios (6%). At the same time, the demand for rental housing increased in settlements where citizens spent the night before leaving the country. Thus, in Orsk (bordering Kazakhstan), the number of such search queries increased by 15%.

In Moscow and St. Petersburg, the number of search queries to buy an apartment decreased by 15% and 22%, respectively. The largest drop was recorded in Vladivostok (38%). In Novorossiysk – 27%, Chita – 23%, Penza – 23%, Voronezh – 22%, Kaliningrad – 22%, Yekaterinburg – 21% and the Moscow region – 21%. At the same time, in Nalchik and Grozny, the demand for housing purchases increased by 14% and 10%, respectively.
