The commissioning of multi-apartment housing in July continued to decline, as follows from the data of Rosstat, in annual terms, 2.8 million square meters were put into operation last month. m, which is 14% less than a year earlier, when the volume of commissioning amounted to 3.2 million sq. m. m. However, in general, due to the high results of previous months, the total volume of apartment buildings (MKD) commissioned in January-July is approximately 15% higher than in the same period in 2021 – 22.5 million square meters. m against 19.5 million sq. m.

Housing commissioning volumes do not deviate from the average monthly level, but for the second month in a row they are inferior to the indicators of 2021. This may be due to the fact that the industry’s sustainability margin, which was formed before the expansion of sanctions, is starting to deplete, as well as current difficulties, in particular, a reduction in demand for real estate, logistical problems with the supply of materials, all this causes shifts in project deadlines (see “Kommersant” dated July 18). However, as follows from the monitoring of the business activity of developers of MKD “Dom.RF”, market sentiment has improved somewhat – for example, the share of developers declaring non-fulfillment of the construction work plan has decreased (from 19% in May and 12% in June to 10% in July). ), the proportion of developers claiming to have fulfilled their sales plan increased (from 19% in June to 28% in June). In Moscow, in January-July, in general, according to Rosreestr, 50.9 thousand transactions were completed in the primary market, which is 2.5% lower than the same period in 2021, but in July there was an increase of 30.9% on a monthly basis. in terms of (up to 8.2 thousand equity participation agreements against 6.3 thousand in June) and by 22.3% in annual terms (against 6.7 thousand in July 2021), which is explained by the revival of the mortgage market after a decrease in the key rates and rates on preferential mortgages for new buildings.

In general, the volume of housing commissioning for seven months amounted to 60.6 million square meters. m, which is 38% more than in the same period of 2021, when 43.9 million sq. m. The main contribution, as before, was made by individual housing construction: in January-July, 38.1 million square meters were commissioned. m of such housing, which is 56% more than a year earlier (24.4 million sq. m). During the month, 5.2 million square meters were put into operation. m – an increase of 27.5% compared to July 2021, when the figure was 4.2 million square meters. m.
