UAC enters the office market

As Kommersant found out, UAC will bring the first tenant to the business center in Zhukovsky, which it has been building since 2012 for its own headquarters, but then decided not to move. The building, the construction of which is estimated on the market at 6-8 billion rubles, will be visited by the Red Wings airline, which is part of Rostec. According to experts, it will be difficult to find other UAC tenants in such a location, and the carrier may face an outflow of personnel due to logistics that are inconvenient for employees.

According to Kommersant’s information, eleven years after the start of construction of the business center in Zhukovsky and five years after abandoning the idea of ​​locating headquarters there, the United Aircraft Corporation (UAC) found the first tenant for empty space. UAC confirmed to Kommersant that part of the office plans to be occupied by Red Wings this year (both companies are part of Rostec). According to a Kommersant source at Zhukovsky Airport, the carrier’s move is scheduled for early summer.

As specified in Red Wings, the company will occupy 3.5 thousand square meters. m in one of the buildings on Tupolev street.

The airline will move there from Victory Plaza on Minskaya Street, where it occupies more than 3 thousand square meters. m with coworking space for 240 jobs. In Zhukovsky, there are branches and development bases of Sukhoi Civil Aircraft JSC, whose aircraft form the basis of the airline’s fleet, as well as Tupolev PJSC and Irkut Corporation, whose aircraft it expects to receive. “The decision was made at the initiative of the airline after consultations with the management of the UAC,” Red Wings clarified, where they expect “a synergistic effect from the simultaneous operation of the complex of aviation technical enterprises, the airline and the airport.”

The UAC announced plans to build a headquarters in Zhukovsky in 2008 under former president Mikhail Poghosyan. In a building with an area of ​​39.3 thousand square meters. m with a swimming pool and a fitness center were going to accommodate 1.6 thousand people. The main parameters remained the same, indicates the source “Kommersant” in the UAC. Construction began in 2012 and was planned to be completed in 2014, but was put into operation only in 2018. Back in 2017, two years after UAC was headed by Yuri Slyusar, the idea of ​​moving was abandoned there. As Kommersant was told in the UAC, “it was decided that the priority option should be the use of the building by those organizations of the UAC and Rostec, whose activities are connected with Zhukovsky and the Ramenskoye airfield.” UAC leases offices in a business center owned by Russian Helicopters on Paveletskaya.

Until 2017, the cost of building the building was estimated at 1.5 billion rubles. But in the end, according to Ksenia Kharkevich, director of the office real estate department at ILM, about 7.9 billion rubles could be spent on the project in Zhukovsky with a fine finish, and 5.8 billion rubles without finishing.

To recoup such costs, according to Kommersant’s sources on the market, will not come out soon: rental rates may be about 9 thousand rubles. for 1 sq. m per year, while in Moscow – about 25.6 thousand rubles. But, according to one of Kommersant’s interlocutors, even taking into account the savings, “there are no tenants and they are unlikely to be, the location is unattractive.”

Red Wings after the move will be the only airline from Moscow with an office outside the city. Previously, Pobeda was considered the most distant from the center, occupying offices in Rumyantsevo on Kievskoye Highway. According to a Kommersant source close to the Aeroflot group, the placement of a low-cost airline outside the city was not considered “because of fears of an outflow of personnel.” The location in Zhukovsky means for part of the team a transfer from the metro to the train and then to the bus, which in some cases will take more than two hours. For Muscovites, the optimal travel time to the place of work is about an hour, otherwise the level of comfort decreases, notes the urbanist, founder of the Citymakers bureau Petr Kudryavtsev: “This indirectly, but affects the staff turnover.”

In Red Wings itself, Kommersant was assured that “most of the staff expressed their readiness to move to a new office,” and given “the aviation competencies that have formed in Zhukovsky, recruiting qualified personnel on the spot will not be difficult.” The company, however, is considering the idea of ​​organizing the movement of service buses from the Kotelniki metro station, and also expects that the reconstruction of Novoryazanskoye Highway will reduce the travel time from the Moscow Ring Road to the office to 35-40 minutes.
