The volume of supply of land plots in the primary market of elite suburban housing in the nearest Moscow region, according to preliminary data from NF Group, doubled in 2022, to 285 lots. Maxim Leshchev, managing partner of the Meta group, explains that there are few system developers on the suburban market now, and the strategy of existing players is really aimed at withdrawing plots without a contract.
Such an approach, according to the expert, allows developers to relieve themselves of the risks arising from the coordination and construction of facilities, increase marginality and approximately halve the period for the implementation of the village. Buyers also consider such a purchase more profitable, says Mr. Leshchev.
Pandemic-induced boom in demand for suburban real estate this year has been replaced by a recession: the number of transactions in the high-budget segment in the first nine months decreased one and a half times. The consultants associated this trend with uncertainty and the appearance of discount offers on the secondary market.
The change in the supply structure, according to analysts, has also led to the fact that the average area of a plot sold has decreased by 19%, to 22 acres.
“New plots with an average area of 14 acres have gone on sale, while earlier it was about selling the remaining land of a large area,” explains Tatyana Alekseeva, director of the suburban real estate department of NF Group.
