Over three years, penthouses in elite residential complexes in Moscow have risen in price by about 66%, according to a report by the consulting company NF Group. If in 2021 they cost an average of 1.8 million rubles. for 1 sq. m, then by 2024 the price increased to 3 million rubles. for 1 sq. m. Now, according to NF Group, the most expensive penthouse in the capital with an area of ​​863 sq. m. m is proposed to be purchased for 7.3 billion rubles.

From the NF Group report, which we read “Vedomosti”, it follows that in the last year alone, penthouses in Moscow luxury residential complexes have risen in price by 11%. Managing partner of the Intermark City Real Estate company Dmitry Khalin notes that penthouses, as a rule, are put up for sale at 2–2.5 times more expensive (per 1 sq. m.) than other apartments in the same building. Experts say the price for this type of property is higher because the number of penthouses is very limited. Due to the high cost of penthouses and the shortage of supply, transactions with such objects are extremely rare, the NF Group report emphasizes.

Now, according to NF Group, the most expensive penthouse in Moscow is being sold by the developer of the Le Dome residential complex in Soimonovsky Proezd opposite the Cathedral of Christ the Savior. Its area is 863 sq. m, and the cost is 7.3 billion rubles. (8.4 million rubles per 1 sq. m), which is an absolute record. For comparison: in 2023, the most expensive penthouses in Moscow were two multi-room apartments: in a house on Granatny Lane (950 sq. m) and in the Federation Tower in the Moscow City business center (453 sq. m). The first one was sold for 2.8 billion rubles. (2.9 million rubles per 1 sq. m), the second – for 2.5 billion rubles. (5.5 million rubles per 1 sq. m.).
