“Inkom” recorded a decline in sales of housing by proxy in Moscow – Kommersant

In Moscow, the share of apartments sold by proxy in the secondary market has decreased to 10%. This is 7 p.p. lower than in the fall of 2022, when such sales peaked, reports RBC with reference to the data of Inkom-Nedvizhimost.
As the companies specified, in October 2022 the share of apartment sales increased to 17% instead of the traditional 5%. Now this share has decreased again. According to Inkom, every second buyer is wary of such transactions and refuses to conclude them, realizing for himself the risks that can manifest themselves later. To increase the liquidity of such housing, owners make discounts on average by 5-15%.
Also, the share of sales of hereditary apartments returned to the standard value of 10%. The peak of transactions with such apartments was in 2020-2021, but then the figure began to decline.
At the end of 2022, half (50%) of transactions with secondary housing were made by proxy, which became the highest for the entire modern history of the Russian real estate market. This is the result of the hasty sale of their apartments through intermediaries by Russians who left the country. By mid-February, the situation in the secondary market stabilized.
