According to the results of April-June, the demand for long-term rental housing in Russian cities increased by 10% compared to January-March, follows from a study of the Avito Real Estate platform. At the same time, according to analysts, supply fell by 4%. During the year, interest in properties increased by 15%, while the number of apartments available for rent decreased by 11%.

Compared to the first quarter of 2023, prices for long-term rental housing on average in Russia have not changed. However, over the year they grew by 19%. Rent of two-room apartments has risen the most. Its price increased by 20% to 30 thousand rubles. The rent of three-room apartments has become more expensive by 18% (up to 45 thousand rubles), one-room apartments – by 11% (up to 20 thousand rubles). For studios, the price remained the same (20 thousand rubles).

Moscow remained the most expensive city for long-term apartment rental in the second quarter. At the same time, prices in the capital have not changed over the year and quarter; on average, you will have to pay 55 thousand rubles for an apartment here. per month. In Sochi, the price of renting apartments for the year increased by 11%, for the quarter – by 43%. You will have to pay about 50 thousand rubles for rent here. per month. In third place is St. Petersburg, where you can rent an apartment for an average of 26 thousand rubles. per month (-4% per year and -4% per quarter).

Demand for long-term apartment rentals increased during the quarter in 29 out of 33 cities included in the Avito Real Estate study. The exception was Sochi (-6%), Sevastopol (-5%). In Kirov and Simferopol, the demand for rent has not changed.

“The decrease in the number of available offers, along with the growth in demand, indicates the revival and development of the market – people are more actively interested in long-term rental apartments. Moreover, this trend can be traced in the dynamics both for the quarter and for the year. It can be assumed that people began to feel calmer about geopolitical events and make decisions about changing housing more easily, ”says Konstantin Kamenev, head of the Avito Real Estate long-term rental category.

The average cost of housing in the secondary market of Russia for the month increased by only 1%. At the same time, analysts say that there is no stable upward trend in prices. Seeing a revival in demand, sellers tend to raise prices, but in the end offset this growth with discounts.
