In the north of Paris, these new homes are for sale up to 17,000 euros/m²

Even in the 19th, one of the cheapest districts of Paris, real estate prices can climb very high. At the foot of the Buttes-Chaumont park (see map below)15 housing units should see the light of day in early 2024, in the micro-district of Butte Bergeyre (where 1,200 inhabitants live), built on a hill in the 1920s and popular today for the proximity of shops and cultural venues ( Zénith, Paris Villette theatre, City of Music, etc.).

In this 6-storey building which is to replace an existing house (see below)2-room apartments (from 36 m²) are for sale at least 598,000 euros, i.e. more than 16,600 euros per m², according to the price list available on the site of the property developer, the Patrignani Group. 3-room apartments (from 63 m²) are displayed at a minimum price of 998,000 euros, or 15,800 euros per m². To afford a 4-room apartment (from 71 m²), you will have to pay at least 1.257 million, or 17,700 euros/m². Finally, the icing on the cake: a 5-room apartment built at the top of the building with a 150 m² roof terrace, is looking for an owner against 2.6 million euros. These prices are enough to make your head spin when the m² is usually negotiated at just over 10,000 euros, at 19 rue Georges Lardennois. Yes, but these accommodations, once delivered, will be brand new and top of the range. However, the average price of new housing, near the Buttes-Chaumont, amounts to 15,800 euros per m², according to the Center for Analysis and Real Estate Forecasts (Capem). Not to mention that the new segment is currently in short supply of goods.

New programs are so rare in Paris that as soon as a building comes out of the ground, property prices soar. “These quality apartments have, unlike the old one, generous outdoor spaces and their energy consumption is much better than in the old one.explains the Capem. Despite the high rates, these apartments are going fast“.

Another advantage: the proximity of the Buttes-Chaumont park. Ideal for families, especially in the current context. “The Butte Bergeyre offers a magnificent view of Paris, a sunset over Montmartre (see below). Residents will have at their disposal a pretty common garden, fenced and hilly of approximately 700 m², in the heart of the city. (see our slideshow in the main illustration)”, adds the Patrignani group, created in 1958 and specialist in prestigious heritage buildings.
