In Russia, prices for the purchase of suburban real estate increased by 30% over the year

Over the year, the average cost of purchasing suburban properties in Russia increased by 30%, while the rental rate remained the same, according to a study by Avito Real Estate (available from Kommersant) based on the results of the first quarter of 2024.

Prices increased the most:

  • in the Saratov region – by 55%, the average cost of a property is 3.1 million rubles;
  • Novosibirsk region – by 50%, 3.9 million rubles;
  • Volgograd and Chelyabinsk regions – by 47% in each, 2.9 million rubles. and 2.2 million rubles. respectively.

The purchase price of such objects has changed the least:

  • in the Moscow and Kaliningrad regions – 8% in both regions, 8.4 million rubles. and 7 million rubles. respectively;
  • Smolensk region – 11%, 1 million rubles;
  • Bryansk and Leningrad regions – 12% in each, 1.1 million rubles. and 6.7 million rubles.

Price changes affected buyer activity. In the segment of suburban real estate sales, demand fell by almost 25%, while interest in rentals began to increase by 9%.
