From Bordeaux to Biarritz: places to buy at an (almost) affordable price

Property prices have soared in recent years on the Aquitaine coast, starting with Bordeaux (Gironde), which has seen its prices increase by 19% in five years and 57% in ten years. However, if real estate can reach 8,000 euros per square meter in the hypercentre of Bordeaux, a slowdown is taking place. “Our customers negotiate a lot more, and we feel that what sold in a few days takes longer to leave”testifies Perrine Gautheron, founder of the agency Les Villas.

You still have to count close to 1 million euros for a house to renovate in Barrière Saint-Genès, one of the city’s sought-after districts, and plan to pay 6,000 euros per square meter in the west of the city, near the Bordeaux Park. “You have to move away from the city center and cross the right bank, which is still being restructured”advises Gonzague Douniau, Managing Director of the South-West Region at Bouygues Immobilier.

The Latitude 270 program in Floirac, a town bordering Bordeaux, offers, for example, a 98.5 square meter apartment on the ground floor for 432,000 euros. On the other hand, on the coast close to the Bordeaux metropolis, no slowdown has been observed. “Around the Arcachon basin, demand is always very high and sales are made at price”says Perrine Gautheron.

In the city centre, a 58 square meter apartment in good condition with a nice terrace and a nice view sells for 865,000 euros, in other words prices that are worth the best Parisian districts. Same thing in La Teste-de-Buch, where the July fires have not yet scared off buyers. To pay less, you have to aim for Audenge, also in the Arcachon basin, but a little further back, where it is possible to acquire a property at around 3,000 to 4,000 euros per square meter. You can find a 100 square meter house there for 500,000 euros with a swimming pool.

Landes coast: avoid Hossegor

Further down the Landes coast, towards Hossegor, Seignosse, Capbreton, it is difficult to find accommodation at affordable prices. In Hossegor, it takes an average of 7,783 euros per square meter for an apartment and 9,500 euros per square meter for a house, according to the estimation and sales site Meilleursagents. But it can go up to 15,000 euros per square meter.

It’s a little cheaper in Capbreton, with average prices of 6,000 euros per square meter, and even less in Seignosse: count around 5,000 euros per square meter, but 8,000 euros per square meter for a house with a sea view. . “We’ve seen skyrocketing prices in this sector, but there’s no slowing down yet. If you don’t have this type of budget, you have to go inland, forty-five minutes on the side “advises Bénédicte Marchal, manager of Biarritz Sotheby’s International Realty.
