The volume of the flexible workspace segment in 2024 may grow by almost 50 thousand square meters. m. The increase is predicted to be more than 10%, compared with the figures recorded at the end of 2023. The total volume of the format in this case will be almost 450 thousand square meters. m, according to experts from the Commonwealth Partnership.

If we consider all the speculative sites whose opening is announced for 2024, as well as all the objects that are likely to be launched in a “custom-made” format, then the total area of ​​such spaces is about 185 thousand square meters, experts note. At the same time, the share of built-to-suit in the sector of objects planned for commissioning is within 85%. But when forecasting, the specifics of each of these locations are taken into account; some of them have been positioned in this format for several years. Therefore, a more realistic forecast, according to brokers, implies growth of the segment to almost 450 thousand sq. m. m.

In 2023, the volume of flexible workspaces exceeded the threshold of 400 thousand square meters. The increase, compared to 2022, is less than 2.5%. The restrained growth rate was likely due to the concentration of a number of operators on the implementation of the accumulated vacancies for 2022, as well as the closure of some sites. As for demand, at the end of last year flexible offices demonstrated their demand – the volume of transactions is twice the result of 2022.
