Kommersant FM columnist Svetlana Bardina tells what share of apartments and apartments are represented in the mass segment, premium and business class.

Only every tenth apartment from developers is offered today in ready-made houses. The exposition of primary housing includes about 7 thousand such lots. The fewest options in commissioned new buildings are presented in New Moscow – only within 4% of the total supply, according to experts from the Metrium company.

In total, in the segment of new buildings on the Moscow market there are more than 75 thousand apartments and apartments from developers. Of these, only 10% of apartments are in finished buildings rather than under construction. The floor installation stage accounts for half of the supply, the initial stage accounts for almost a quarter, and about 15% of apartments are offered at the finishing stage.

The most modest volume of apartments in ready-made residential complexes was recorded in the mass segment of the market. About 2 thousand lots are about 11% of the total supply. In the business class, apartments in ready-made houses are also quite rare. Less than 3.5 thousand apartments or 16% of options. In the “premium” segment, there are 362 apartments and apartments in finished properties, which does not exceed 6.5% of the market.

The display of finished apartments and business class apartments will probably continue to decline, experts from the Osnova group of companies believe. Due to rising mortgage rates, potential clients now often prefer not the secondary market, but the primary market, where housing can be purchased with banking support at a more comfortable rate. This audience, as experts believe, will rely on ready-made formats, so the supply here will be reduced due to washout.
