Such a room-by-room purchase will most likely be more financially attractive than the purchase of the same apartment, say, on the floor below, which was once turned from a communal apartment into a single property, and now there is three-to-five-room housing.

It is clear that later investments in repairs and some redevelopment will be required, but nevertheless it is still an investment interest, liquid and attractive.”

According to experts interviewed by Kommersant FM, the cheapest room in a Moscow communal apartment costs 3.4 million rubles. For this money you can buy 13 sq. m in a two-room apartment in the Sokol area. And the most expensive is more than 10 million rubles. — they stand 19 meters in three rubles on the Kuznetsky Bridge.

However, in Moscow there are few offers on the market, only about 1 thousand lots, said the head of CIAN.Analytics, Alexey Popov: “It is a common misconception that communal apartments are located mainly in the city center. In fact, this has not been the case for a long time. Most of these properties there have been purchased, resettled and turned into fairly modern, high-quality, expensive housing.

So now in Moscow, communal apartments are located in former industrial areas, where in the 1960-1980s apartments were given to those who came to the capital to work according to the limit. In Tekstilshchiki, Biryulyovo, Perovo and Novogireevo the main array of such objects is concentrated.

The average cost of such a room with normal documents is about 3.5-4 million rubles. Prices there change more or less synchronously with apartment prices. Those lots are growing more strongly where there are good documents and it’s easy to get a deal.”

At the same time, completing transactions with rooms in general is more difficult than with ordinary housing, emphasized Natalia Borzenkova, head of the Mitino and Krylatskoye offices of the Inkom-Real Estate company: “First of all, you must offer your room to co-owners. For example, there is a lot in a four-room apartment. The goal is to offer the owners of other rooms the right of first refusal, and there are two options for the development of events.

A good one is when you come to an agreement with everyone. It’s worse if the co-owners of other rooms, for example, are not located on the territory of the Russian Federation or simply close the door in front of you. In such a situation, you need to make an offer through a notary to sell the room. On average it will take about one and a half months.

It is quite easy to buy an extremely unsuccessful option. For example, you bought a home in a three-room apartment, the other two rooms were closed, there was no one there. And after some time, people who are not very nice to everyone move in and move in, for example, with a large family. It will be difficult for you to rent out and sell your lot.”

According to estimates by analysts from the World of Apartments, the supply of rooms in communal apartments in Russia as a whole decreased by almost 40% over the year, as some owners decided to rent them out instead of selling them. Other owners convert such properties into studios, equip them with bathrooms and sell them as separate small apartments.
