In the Moscow region, demand for expensive country houses has increased. The number of transactions in this segment has almost doubled in 2023 alone, NF Group analysts note. In the spring of 2024, as Kommersant FM’s interlocutors say, there was a noticeable revival in the market again. The construction of luxury facilities in the capital region in 2023 has risen in price by approximately one and a half times. The cost of land has also increased.

What is driving the demand for houses and cottages near Moscow? According to Artem Tsogoev, a member of the board of directors of the investment platform SimpleEstate, buyers consider them as an alternative to luxury real estate in the city: “Prices for urban real estate have increased significantly, but for suburban real estate – not so much. In terms of, roughly speaking, per square meter, housing outside the city is still much cheaper. If we are talking, for example, about luxury houses, then 1 m2 can cost 300 thousand rubles, and in Moscow the price of an apartment in the same segment will be from 1 million rubles. for 1 sq. m. This is the difference that attracts many people.

Country life, especially now that there is remote work, is in great demand.

There are actually two types of real estate on the market now – premium and deluxe-class country housing. In the first case, this is mainly Novorizhskoye Highway, Kievskoye, Kaluzhskoye. In the second, it’s only Rublevo-Uspenskoye. Accordingly, in these premium destinations, the average area of ​​cottages that are in demand is about 450 sq. m. m.

As for the deluxe class, there are households with an area of ​​more than 1 thousand square meters. m and so on. But, accordingly, the plots there are larger, that is, if in the premium class they average 15-16 acres, then in the deluxe plots they have an area of ​​0.5 hectares. At the same time, the average cost of a premium cottage is 146 million rubles. If we are talking about deluxe, then there are offers from 1 billion rubles.”

At the same time, the volume of supply on the market of ready-to-sell suburban real estate near Moscow is declining. Over the past year, the number of properties available for purchase decreased by 24%, according to NF Group analysts. The construction of such houses becomes more expensive, in particular, due to the cost of labor and building materials. In the near future, prices will rise again, and quite significantly, noted Alexander Krapin, president of the Rway group of companies:

“The construction of expensive country houses has always been a profitable business. And currently this market is still active and continues to develop.

But due to the absence in Russia of rules that regulate taxation in terms of the excess of construction costs over the final price, there are no restraining factors. As the experience of other countries, where there was also no such regulation, shows, the cost of lots will increase. It is highly likely that this year prices for luxury suburban real estate will increase by 50-70%.”

Demand for suburban housing near Moscow in all segments increased by 68% over the past year, Izvestia writes, citing data from the Etazhi company. Experts believe that the trend will continue. Thus, according to the forecasts of NDV Supermarket Real Estate, by summer sales may increase by another 20%.
