Director of the head office of the BEST Real Estate company Shamil Kochekaev notes that the market reacts to the socio-economic situation: “Firstly, the market has strongly shifted towards renting, more and more people are inclined to rent rather than buy.

Secondly, over the past two years there have been many different changes in the country, a certain shift has occurred. Many lost part of their income, while others, on the contrary, found new opportunities. And these people also tend not to buy real estate because they are not entirely sure what will happen to them next. The Central District and southwest of Moscow are in demand. People need not only their apartment to look chic, but also their housing complex to be filled with the infrastructure they need.”

Just a year ago, an apartment on the super-expensive list could be rented for 800 thousand rubles. per month, now the rental price is at least 950 thousand rubles. The ratio of areas has also changed; the share of large apartments (300-400 sq. m) decreased by 7%. And the number of lots with an area of ​​less than 200 square meters. m increased by 6%. Now there are not many worthy offers on the market for wealthy clients, says Andrey Solovyov, partner of the consulting company NF Group: “It is still quite difficult to find a cool, high-quality apartment with new renovation in the premium or elite segment in Moscow.

The main areas to which wealthy tenants gravitate are Khamovniki, Ostozhenka, Prechistenka, Patriarch’s Ponds, Zamoskvorechye, Presnensky district, Ramenki district in the southwest. Among the important aspects that are paid attention to are: the status of the house, its engineering support, the availability of infrastructure, safety, the presence of schools nearby, and so on. If all this is located on the territory of a residential complex, this is the most ideal option.

Finally, the apartment itself, the quality of decoration and furniture, number of floors, and views are important. We deal with apartments costing from 350 thousand rubles. per month. But our largest transactions were about 1.5 million rubles. for an apartment, it was a large penthouse that we rented out. I think that this is not the limit, and there are apartments for rent that are even more expensive.”

It is almost impossible to record how many rental offers remain in the segment of ultra-expensive apartments, Kommersant FM’s interlocutors say. According to them, the property can first be put up for sale, and then, when the owners do not find a buyer for this price, the apartment is still rented out. In addition, experts note that now the rental market in Moscow is predominantly gray. Each company has its own base through which it sells real estate without registering it with Rosreestr. According to market players, there are about 2,200 luxury apartments for sale in the capital, with significantly fewer rental offers.
